Just be careful of air pockets in the tube. We used these a lot in Germany and they were very good for getting in and out of rooms. You can’t beat a decent laser though.

I guess those rates are are about right for there and are a good guide. I like the extra for pikes they always take longer. We charge a linear m rate of £15 for cut ups. We also charge about £10 for lintels. Our face work and blockwork rates are about 10% higher but it all depends on the complexity of the job in question. The OP’s original rates probably reflect this.

Thanks Alan, My solicitors reluctantly agreed to expedite the land registry. However the county solicitor has now advised that all 3 companies that sold me the plot and myself have had to be served with certificate B notice .... What a faff that Certificate B notice should be served with the current and ongoing application for the 21 day period to happen and the cert to be sent to me for the file. This new serving of Cert B and superseding Cert A should be to make sure that everything is up to date at this moment in time (notwithstanding what the Land Registry are up to). As legal are not happy to proceed, (although they are drafting the legal agreement), until the people/ companies on the documents are all the same and accurate. From Google Certificate B (Shared Ownership - all other owners known) Certificate B should be completed if the applicant is not the sole owner, but knows the names and addresses of all the other owners (e.g. this certificate will need to be served if the proposals encroach onto adjoining land). The Notice to Owners (Notice 1) must also be completed and sent to all known owners. If the proposal is a Householder Development, the Householder Notice should be completed. -
You'll get there and in 3 years time all will be a distant memory. I wish I was at that stage instead of being pushed from pillar to post from the planners. Like everything in life you've just got to keep on going.

I’ve only done it once in 40 years of bricklaying and that was at the request of a rather anal drainage engineer. It looked horrible. In the old days a felt doc was often left exposed with a bed joint below and one on the top. In my opinion it also looked ghastly. With engineerings below it really shouldn’t be necessary. -
Or a chamfered kerb on edge lining up with the front of the garage door ?

Many years ago I had a call from a lady asking if I could put a glass floor in her bathroom. She also wanted an extension building on stilts in her garden. If that wasn't bad enough in her bathroom she had a wall where the tiles had been removed, she wanted the adhesive covered plasterboard saving because ( although I couldn't see it) it was a work of art. I didn't bother quoting for that one.

I suspect that this is condensation and the vapour barrier is not supported at the eaves causing the water to pool prior to discharging in to the gutter. -
I agree, this is the way I like to work.... A tidy site is a happy site. But ... if you don't do it yourself it won't get done.

Some may disagree but I'd let the moisture fall to the bottom and not bother protecting the ends of the beams. Thousands of houses have been built without any problems.

Brick on edge = 112 mm normal brick course 75 mm there’s 37 mm just bed up the BOE 3 mm and you’re there or use a split block if it suits.

My case just got a whole lot more difficult. to summarise I bought an old house that had an expired planning permission for demolition and the build of 2 new 4 bed houses i bought it in May 22 and the TR1 was submitted to land registry. Then had to go through a season of bat surveys and the new application was submitted and validated in November. Then came the question of a section 106 so have battled to get the council to print that out. That’s come through albeit with my company name added where it shouldn’t be but when my solicitors( who did the conveyancing) checked the title had not yet been transferred. Without that I can’t complete the section 106 agreement. no title transfer = no section 106 no section 106 = no planning no planning = no bat licence no bat licence = no demolition no demolition = another year of bat surveys i feel so let down in all of this the system is crazy. I am wondering whether it’s worth ( possible) re submitting the TR1 this time with the correct address on it ( solicitors ) and applying for them to expedite it. They ( land registry) say this can be done The expedite (fast-track) process is available for applications, either residential or commercial, where a delay would: cause problems not related to a land transaction put a property sale or any kind of property transaction at risk, for example, a refinancing deal or development -
Nothing really. Joist hangers are fine but personally I’d rather have my joists on a wall than a hanger.

I like this idea. I must admit that in 40 years of bricklaying I’ve never been asked to do it. Every day is a school day. It’s a bit of work with the mesh but I was wondering if it was modified to a 50 mm down stand sealed against the blockwork with CT1 for example would it be as effective. Also on the top we normally fill level with the top of the joists before restarting. This could then be sealed to the masonry and lapped over on to the joists and fitted below the flooring. Just a thought. as far as the manthorpe units go they seem a bit pricey and I would need a few different sizes to cover the end of various width joists.

A word of caution - check your trades material costs

If it is at short notice I have the same problem getting receipts from my merchants for materials. When they do eventually come through they are usually wrong and I spend hours going through them. Even the merchants that have online portals are usually slow getting them uploaded. -
Looking at recent activity in the merchants, I'm thinking anybody building after May next year will be better off.

@ToughButterCupI've just been reading through your experiences. You have had a tough time. I think I may stop thinking that I'm almost there and resign myself to another year of Wer shreibt der bleibt. The system is designed to cause maximum delays and costs to the developer / self builder. It boils my wee wee. Since covid I feel that everybody has took their foot off the gas and all organisations have become so inefficient at the cost of the tax payer and service user. I should have retired when I had the chance. In my next life I will be an ecologist.
