  3. I can't get my head round all of this at the moment so will be outsourcing it. I have had my basic SAP calcs done but have had a quote for Simplified method £ 200 and Dynamic thermal modelling at £900. Plus VAT Hope this helps.
  4. I must be having some luck for a change. Open reach installed a junction box a few weeks ago without even notifying me, right where I would have wanted it. Then today without any input from me are on the phone offering me ducting and drawings for installation ( he did say that the ducting had to end outside the houses )he also offered me all the assistance I need and his mobile number. Free installation as well.

  9. They have finally agreed to a pole that is the same size as a telegraph pole. So I'm going to form a concrete pad and bolt a 100 x 100 mm steel post to it and then fix 2 x 200 x 47 mm timbers to that to hang the bat boxes off. This will be a temporary feature until the bat boxes and ridge tunnels ?? are built into the main house. My natural England bat licence application went in yesterday but they are now saying that they are taking 45 working days to process. Waiting game again then. So frustrating.

  13. I finally got planning through today a year and a few weeks since I bought the site. I got the notification just as I was completing a retaining wall to the rear. The only real problematic condition (apart from looking after the invisible constipated bats) is number 4 shown below. Does this mean that I can plough ahead unless I find contamination or do I need to do a site investigation ? I'm confused and I haven't had a drop yet.
  14. The ones I get are usually ok on the ends apart from the odd one or two so I wouldn’t be happy with your delivery. It’s lucky you had to cut them. I would have sent them back. The 10 mm wouldn’t bother me but then I don’t usually get involved with the insulation or screed but it allways looks ok in the end.

  16. You are not far out. If you want your minimum dimensions of 5.8 x 4.9 m then the diagonal is 7593 mm How wide is the timber frame ? 100 mm or larger ? you could hang the frame off the slab slightly to accommodate but I wouldn't go too mad. Yes opposite sides need to be equal and the diagonals equal to achieve 90 degree corners.

  19. You'll probably need to be higher than 25 mm to floor level off ground level. See Oakwood Garden Rooms on Youtube for ideas for foundations.
  20. water will run out of the outlet even if it's level OK there may be a slight pool in the base of the channel but who cares ? It's below the grid. My guess is that maybe they put the channel drain in too early and have miscalculated the gap and are now trying to fob you off.

  23. Originally the ecologist suggested that due to the lack of trees the bat boxes could be put on the gable ends of my 2 neighbours garages. I again suggested this and this was the reply ‘In this case we would need a letter from the owners of the garages to Natural England stating that the bat boxes were allowed on their garage and they would be permanently there, so if they sold their property etc. it would need to be written into the deeds of the sale etc. We feel that this is overly complicating a simple situation. We would therefore recommend putting the four bat boxes on a wooden pole in the northern corner of the site. Shall we just proceed on this basis?’ ah well pole it is then I guess.
