We’ve had the same with the glass for the staircase, company supplying it were our and measured up but would take no responsibility for sizes , we had to sign it off as being correct, everything else windows etc were supplied with the kit so no problems there! Ah I see I made a typo ?it was £1000 plus vat!
-
I originally was going to get the manufacturer to finish the staircase and newels but as this staircase saga went on for 5 months due to a mistake on the architects part(which he eventually had to cough up an extra £1200) we were getting short of cash so decided not to have it done, they wanted £100 plus vat

How many of you have finished your oak staircase yourselves and what did you use? Someone mentioned osmo oil or would hard wax be better? Want it to look right and I remember oiling doors in our last house and was never really happy with them, felt like it wasn’t easy to coat it evenly some parts looked oilier than others! Is it better to brush on or use lint free cloths?

Looking for a part time Project Manager

Would your architect not oversee the build with you doing all the sourcing of materials etc, we have just built our third house which we are fortunate enough not to have needed a mortgage for but on our previous two builds we did have mortgages and the lenders were happy enough for us to be in charge of the day to day running of the build and sourcing of materials and the architect overseeing the whole thing: checking at different stages that everything was how it should be, I might be tight but I would never be happy with anyone else sourcing materials as I don’t think they’d put the work in to getting the best prices as you would do yourselves! -

We went on the countryfile ramble in 2017 , 5 mile ramble took around 6 hours as we had to keep stopping for filming or walking the same bit several times all for a minute on screen, Anita Rani however was a lovely person and mixed with us all , chatting about anything and everything! -
Before I break my legs, some advice please...

Yes but the amazing thing is they always manage to miraculously find more money! I was asked by someone a couple of months ago if we were going to be on budget, the answer to which was we’ll need to be there is no more money! -
Disagree with losing the garage, we had a garage attached to our last house so it was built as part of the house whereas this time we have permission for a detached garage which is not built and probably won’t be until we get more funds leaving us with the problem of nowhere to store anything, tools garden equipment etc. Really miss my garage even although the cars were never in it!

Welcome, glad you are full of enthusiasm and long may it continue! Don’t understand the why you would be having three phas electric though?

Ha ha ha @ Ferdinand it’s nothing quite so exotic! It’s a mirror that I inadvertently left lying when I took the photo ?the fridge freezer is a french style Samsung two doors to the fridge on top and a drawer just underneath for cold meats etc then two freezer drawers which I am liking very much, we used to have an American fridge freezer with the water/ ice dispenser but it seemed to restrict the amount of room in the freezer, this one also has a sparkling water facility by way of a soda stream cartridge, yes @ newhome the dogs are quite happy to be back in the hub of the family although their freedom is restricted now as they can’t go running through all the muck bringing it back into the house and this will be the case until we get the garden sorted out.not a lover of painting but hubby hasn’t been well this last few weeks so yesterday I tackled one of the bedrooms and surprised myself when I managed to get it all done! -
Well that’s 5 weeks now since we made our move into the house, our joiner worked away until December 21st then cleared all his stuff away to allow us to get ready for Christmas. We have a fully functional kitchen, lounge, dining room, bedroom, ensuite and bathroom and it has been pure bliss living in a house again! The glass for the staircase should be this coming week after which we will get the upstairs organised and maybe buy some new furniture ? the chap from the heating company came down eventually and sorted things out for us , turned out to be something minor but with nothing labelled it was difficult to get your head round so now we have a better understanding of it all. waiting for the better weather now to get a ramp, steps and decking done and the garden and drive sorted out but all in all I am very happy with my new home and haven’t yet found anything that I wish we had done differently, although this could come! They do say you’ get your third one right ?

We only had one skip, once we realised the builders were using it to offload stuff from other jobs we decided no more, we advertised free to uplift all the insulation offcuts and several people came and took it away, we had bonfires of all wood and cardboard and the rest was taken bit by bit to the tip, unfortunately the builders thought we’d have to get another skip and offloaded a fridge freezer which they omitted to take with them when we told them to come and get their stuff!

We had a large area in the hallway to do, put the primer on neat then the self levelling, no problem at all took a few days even with the ufh on to dry out but otherwise fine
-
Our kitchen firm brought these sheets of antinox to cover all our kitchen furniture once built in , they also covered the full kitchen floor with it and it has come in really handy for painting etc
-
We just took delivery of our oak staircase this week and I realised you don’t get much for your dosh, straight flight, glass up the sides with oak handrails, we also will have glass to both sides of the mezzanine, it’s unfinished as they wanted another 1200 for satin finish, what I’m really disappointed in is the back of the staircase , it’s not next to a wall so there won’t be a cupboard under it and it will be visible so we’ll have to get the joiner to finish off the back, 6.5k!
-
Mine were pressure tested before the pour which was a couple of days later but we are talking about in June time when it was warm and dry weather
-
Think I posted these before, company came out and did it in a day and a bit, they had pipe on a big roll and a machine that tied it to reinforcing mesh

No fan heaters! You’re flogging a dead horse trying to heat this place with anything electrical with the cathedral ceiling it just doesn’t heat up, we have a 16kw has space heater which can heat up not bad but it’s a gas guzzler and you have to be very careful with it, I’m at the end of my tether once again, to think if we’d just put oil in we’d be sitting here warm with some money still in the bank, don’t know when we apply for the RHI payments , still trying to get the remainder of loan from them and they keep moving the goalposts, adding things on that We supposedly need which we didn’t get told about at the start, quite honestly they haven’t a clue what they’re doing! -

We’ve ended up with no heat this weekend! Installer is coming on Monday but that’s little help now when it’s bloody freezing here, I can assure you he won’t be leaving till it’s working properly! -

Can anyone tell me if an alpha 2l 15-50 130 pump is powerful enough for a manifold 15metres away from the thermal store -
We had a shipping container on hire in our last build and it was great having everything belonging you where you could access it, 18 months we had it and everything was fine and dry, couldn’t get one this time as overhead wires prevented it being offloaded so everything was in storage and we couldn’t get it and we struggled with storing stuff for the build.

Hi everyone, thanks again @PeterW for all your help last night but unfortunately things have gone t*ts up again, I’ve just emailed the installer AGAIN and told him this set up is not fit for purpose, it just can’t seem to heat everything, we either get roasting hot tap water or we get ufh, haven’t even tried the radiators upstairs, house is not warm at all although it seems to heat certain parts of the tank but not it all, really really wish I’d never seen it! -

No @Declan52 we haven’t got that far yet! Hopefully my son in law will be over sometime soon and set that up! I’d sent a message to the installer last night before we got help on here and he answered this morning saying give me a ring anytime which I did this morning and got no answer! -

Don’t worry about the wiring @ProDaveit is being attended to as we speak, installer did not do any of the wiring and resulted in us having to get the spark out at short notice just to get it going, he’s back now to finish off. thankyou thank you @PeterW hubby went through everything you advised and was up till 3am , air in the tank seems to have been the problem and it’s now working fine ?
