+1 for Samsung, even when the house is deadly quiet you do not hear it, also my Bosch dishwasher is silent, if you forget you’ve put it on you only hear the bleeper when it’s finished

If there’s an existing property on your parents land why are you going to wait until you’re ready to start the build? If you moved and got new jobs now you would have a year of that address under your belt by the time you need to borrow and you’d also be saving a years mortgage payments on your current property which would add to the pot as well.

I agree with @Declan52 re the pellet stove, although it works fine and does the job intended for it uses a hell of a lot more pellets than the installer would have us believe and the other thing which has just struck me recently is that should we decide to have a holiday during winter we would return to a cold house, we normally have a lady come and stay to look after the animals but there is no way we could explain all it’s little foibles to her , it cost a lot of money and I honestly wish we had just gone the simple route of an oil boiler and woodburner. -

Bought tiles for two of my ensuites from b&q after getting fed up sourcing from the internet and IIRC they were about £14 per metre look lovely when installed -

This happens in everything nowadays, people have total disrespect for everything as an example my hubby is a maintenance technician for one of the big supermarket groups and he was telling me today about having to barrier off a footpath because of a fallen fence (trip hazard) until it is repaired. He did this then watched as several people moved the barrier to get past. The thing with this is should someone get injured it’s a claim on the supermarket which in turn comes back to him not doing his h&s. he ended up having to chain and lock it and take pictures of what he had done just to keep himself in the clear! personally I would never dare to remove a barrier to get through somewhere but people today have no respect for others property -

We are currently marketing two plots and someone is interested in one of them, they are currently in talks with the local council about what type of property they want to build and all before even making any kind of offer so I don’t think you would have any problem there.as for your other questions about services, in our case it was a big job bringing in a new supply from nearly 300m away although I still couldn’t see where all that money was in it and it took6 months before we got it but that was because I fought them on price if I’d paid up immediately it would have been done much quicker

I had considered service costs but I aren't sure what they would be as the land is actually theback of somebody's garden, not sure if thiswould make a difference? our current plot was part of our garden and had an electricity pole on site which made us think that the connection would be simple and cheap however it turned out that there was no capacity for another dwelling and we were presented with a quote of almost £25k for electricity connection, after a long fight with them we eventually got it reduced but where I am going with this is don’t be fooled into thinking because there’s a house there already that everything should be straightforward. I do admire your ambition however and hope you can eventually pull it off, we were in our early thirties when we built our first house and we now have a son who is that age who wouldn’t even consider a self build so good on you, I wish you luck

Thanks, I’m trying to get her to get her skates on and get the other place on the market and drag her heels a bit on completion of the new one but she’s got herself so stressed out about this that I suspect she will withdraw her offer on the new place which is a shame because it’s in walk in condition, unfortunately I am unable to help her financially at this point in time after the build or I would have done, we’ve been friends for 35 years. -

I don’t know @Ferdinand, the place she’s buying is £69k and she expects the current place to be worth around the same of which only half of that will be hers , so I don’t know what the threshold is?? -
Don’t know if anyone will have any knowledge of this but here’s the story; I have a friend who has lived in a co ownership property since her divorce 18 years ago so she has been paying half a mortgage and rent for the other half to the company who owns the other half. She has now managed to accumulate enough money to buy herself another property outright, not a lot of money but enough to buy what she needs. she has put an offer in on a small house and had it accepted. her plans were to move her stuff gradually and get the current place tarted up a bit for selling, she has until November to either sell the current place or buy the other half of it but she wants to move nearer her work hence why she is not wanting to buy the other half. all seemed well having her offer accepted but it is cleaning her out financially, yesterday the solicitor whom she is using for the purchase informed her she would have to pay tax on the new property since she is buying it while still owning another.this is adding another 3k to her price which she cannot afford, she has been told if she sells the other property within 16 months she can claim back the tax but she cannot get her hands on another 3k. Surely since she is not the outright owner of the first property this can’t be right?any thoughts anyone?

Most of the light fittings I bought (and these were not cheap fittings) take G9 bulbs so I suppose there’s not a lot I can do about that but I have noticed when up cleaning them that the bulbs are hot

Ah but normal light bulbs were 4 for a pound in the £shop! I actually still have some normal light bulbs that were bought over 3 years ago and were in some of my table lamps in our last but one house, they were taken out the lamps when we moved almost 3 years ago to the cottage and because we had no need for the lamps in such a small house they had been wrapped in newspaper and boxed up all that time, when I recently unpacked the boxes and found them they went back into the lamps and are working fine ?

Most of my lights take the g9 led bulbs, some came with bulbs others I’ve had to buy, they’re not cheap! I bemoaned to the electrician the cost of them but he assured me that they would last for years! I have 9 outside lights that use them and out of the 9 4 have already given up the ghost and inside one light that takes 5 has two already out that’s in the space of 5 months, seems they’re going to be expensive to keep up with!
