  1. It's sad. There is utter carnage on the roads this time of year. I saw one crossing the dual carriageway in front of me a few days ago, slowly walking across the inside lane. I pulled out to the outer lane to miss it, the car behind pulled almost into the verge to miss it, and I'm sure it wouldn't have made it across 3 more lanes to the other side of the road to safety. Weird how they don't see a large moving object as a danger though. Apparently 35 million pheasants are released for shooting each year but circa 45% die from being shot, 42% die from other causes and about 13% survive the shooting season to try to live in the wild.

  5. They are weird creatures for sure. Most animals and birds will take flight at the sign of danger. Even if visually something doesn't appear dangerous you would think that the noise would make them take flight, but no. Mind you I imagine chickens crossing the road are similarly stupid, and don't often make it to the other side either, but there are just less of those running free.
  6. No need to shoot pheasants here. The damn things are all over the roads and get hit so many times I’m surprised there are any left for shooting. @Redoctober that’s a black pheasant you have there? Seen a few of them but none from the estate round here that breeds pheasants.

  8. Depends if you want to risk it. If it's just a garden shed they may not bother about it. Councils have better things to do than try to take enforcement action for a garden shed, unless it's sited somewhere objectionable to the neighbours and they complain, or it's the size of a small house. My previous house (developer built) had loads of similar type covenants attached to it; no sheds, conservatories, walls, no parking of vans or commercial vehicles, no changes to the colour of the front and garage doors etc etc without the permission of the developer. No one took any notice of it on our site and there were conservatories and sheds everywhere. The development up the road (same developer) had a residents' committee and they used to write to people with vans etc and also wrote to the developer to complain.
  9. They weren’t there earlier because I had a look. They must have been doing site maintenance or something because they are indeed there now.
  10. It’s to do with distance to boundaries generally too so you need to do a rough sketch of where your house is on the plot and then sketch where you want the building. It you look at the satellite view of your house on Google Maps it will give you something roughly to work off.

  12. @Temp generally has a good knowledge of planning regs. Have you got a Land Registry plan of your plot and neighbouring plots that you could post? That might help people here understand how close you are to boundaries etc.

  15. Depends. If you buy the house kit (timber frame let’s say) supply only you can reclaim the VAT as long as eligible. If you buy it supply and fit from a VAT registered trader then as a new build the whole lot should be zero rated at source. There is another thread in that sub forum pinned at the top and called a ‘guide’ that explains a lot more.

  18. It seems to be more to do with occupying the house whilst finishing off currently. HMRC seem to be stating that you are thus agreeing that the house is habitable and ‘complete’.
  19. That folder is restricted to regular members. You will have access to it soon if you keep posting ?. There is no time constraint but HMRC appear to have changed the goalposts if you move into the property and finish it off whilst you are living there. That shouldn’t be an issue if you are living off site and anyway by the time you get to that stage I imagine that the HMRC move of goalposts should be clearer.
  20. Maybe you could consider doing things over a longer time period. Buy a plot on which you could site a static caravan, live in the caravan and take things very slowly in terms of progressing the plans for the build, getting services connected, then the foundations, and so on, saving up as much money as you can along the way. If you are going to rely on help from friends and family, spreading the build out over a long period should prevent them from feeling taken advantage of too.
  21. The commencement form has to be received by the council not later than a day before you start ANY work on site. Ideally ensure that you send registered post and ask for confirmation of receipt. Bear in mind the documents that you need to return with form 7 (exemption form part 2) that has to be returned within 6 months of the completion certificate being issued. In section B you have to provide one of the following: (a) An approved claim from HM Revenue and Customs under `VAT431NB: VAT refunds for DIY housebuilders' (b) Proof of a specialist Self Build or Custom Build Warranty* for your development (c) Proof of an approved Self Build or Custom Build Mortgage# from a bank or building society for your development. If you don’t get that approved by HMRC you could be in trouble plus when I sent mine (within 3 months of the completion certificate) HMRC took 20 weeks to approve the claim which would have been longer than 6 months after the completion certificate. I didn’t have CIL to worry about but I wonder what would happen if someone was unable to evidence the claim in 6 months. I imagine some councils may decide to take a ‘not compliant’ view even though HMRC’s speed of processing a claim is outside your control.
  22. In Scotland: When you purchase your new house, because you will not have sold your existing main residence, you will own two houses. You will therefore have to pay the Additional Dwelling Supplement on the purchase of your next house. However, on 2 March 2016, the Scottish Parliament's Finance Committee agreed to amend the Bill at stage 2 of the Bill process to allow for the situation where the buyer purchases their new main residence before they sell their old one. In such a situation, if the sale of the previous main residence takes place before the tax return for the purchase of the next main residence is made, no Additional Dwelling Supplement is due. If you have already submitted a return for the purchase transaction, you will, be eligible to make a claim for the repayment of the Additional Dwelling Supplement you paid once your previous house is sold, provided that completion takes place within 18 months of the purchase of your next home.
