do you have photoshop? You can change the dpi/resolution there. you can also rescan it, but scan it to a lower resolution. @DevilDamo I love to give people two sports cars on my plans too lol there isn’t a limited number of attempts, but at some stage the planner will say, decide or get lost. I think the often best thing to do in these circumstances is go as high as you can, showing single storey. Then go back in at a later date and change it to add a stair and veluxes. Section 73 or whatever. I wouldn’t bother with appeals. -

I’d do a planning statement, yes. It’s not essential but it held you’re case for sure. I’d copy one online rather than pay an architect to do for a small application. -

No idea, I guess they want to give an indication of something. I’d put in access usually as that’s more important and what planners like to see. -

You don’t need elevation plans no, that’s a reserved matter. You might want to ask whether your application will be affected by the water nutrient delay though, not sure where you are, south Lakeland has a phosphorus issue. At the moment many councils can’t approve planning apps and I don’t know if this applies to outline too? -
I haven’t heard any kind of plan yet but will post when I hear something… it just seems like it’s either 12 months or 3 months added on to your planning. Doesn’t matter if it’s one house or 100 on a site. The planners haven’t even clearly said that if you have planning in the bag but have to sort out a condition etc, that your 3 year deadline to build will be extended. It’s pretty bad form when we all know the solution with be to pay to give farmers grants or pay for some treatment on site anyway. I doubt they will fix the sewage pipes discharging into rivers that quickly.

I would speak to a planning consultant to get an idea how high and what style you can get on your plot next. When you know your budget.

Congrats I hope it goes well! Most people start off wanting sips then realise you can get the required standard and speed with normal timber frame. Currently blockwork is being recommended on the outside of timber frame for insurance and warranty issues. You could be thinking about who you’re going to build with, depending on where you are in the country there are frame companies. I would use an external designer if you want something nice. Some timber frame companies have a planning consultant service to help you through with planning and site drawings etc. If you have planning on the site already, I’m not sure what the benefit of a conditional contract is for you. But yes, get a topo and if it’s near other houses you will benefit from a street scene too.

It’s so easy to fix it, just cut the games room lengthwise, then you have two useable rooms, both with windows. I’m not sure why you aren’t doing that, it looks obvious to me. Unless you have some plans for your 2m corridor room. -

I think it would have to be a proper escape stair, and the garage would need to be a protected area too for that to work. I tried doing something similar and it needed a permanent stair. -

I did some graven hill designs, and I wouldn’t be so crude as to slander anyone on this show but holy lord, they were hard work. I don’t think I can watch this show because it’s still pretty painful. -

They have done a really nice job! I do like the first one, full stone could be nice depending on what stone you are going to use. Did you have a Google for one yet?

@DevilDamo sometimes so, but an extension where the client knows what they want is kind of a waste of time for someone super-skilled to do. It’s the kind of thing you would take to an architect and they would give it to the new person and still charge you a lot. If @bassanclan has found £600 up to building regs, then it sounds pretty decent. Plus he’s asked for the survey so he’s not a total idiot. I wouldn’t do it yourself though, that’s just going to annoy you learning a lot of drawing program and skills at once.

I quite like the mix, but those windows (especially on the side) are all over the place. In the first one that had some rationality to them, did the planners ask you to make the windows more random like a barn?

I suppose yes, builders would need to know wouldn’t they? The main one is sunrooms need a door into the main house, that might catch people out. -
I’d help but CAD is like 2k for a years licence now. I mean who is paying that subscription fee and still charging peanuts?

I never count the roof overhang, so far I’ve got away with it but I don’t technically know if it’s ok.

I have worked with interior designers yes. They are best at making empty spaces work when there is no customer with personality living there, like for showhouses. I think most people have personality and taste that’s very particular to them. I do not believe an interior designer can really interpret that and still make a space feel like yours. Definitely get someone to sort out the lighting… but don’t let someone buy tatt for your house. You aren’t going to like the tatt. I can see the benefit to them if they are putting in feature walls and designing workspaces, but honestly, just go to Dunelm and pick a colour you like.
