  1. I have been asking for roof quotes and got these words 'Supply and fit pvc single ply roof with a welded standing seam' What does that mean? I get it means he single ply wood and the standing seam. Does it also include the other joinery up there like the rafters? Or is that a separate joiner who does that? It's confusing because I have a joiner who is offering to' leave it ready for whatever roof covering is going on so that includes the vertical covering front and back.' So both seem to be offering to do the ply. Sorry for all the daft questions.

  4. Sorry in Derry or Londonderry whatever rocks anyones boat. I have't told mum yet, still trying to find a solution. I emailed Brian Mc Auley MD in Haldane too. Murdocks was nearly twice the price of Haldane, just waiting to hear back from them mc blairs and quinns.

  6. I just phoned up to see when we would get our posi joists (expecting 2 weeks) and he old us we hadn't officially ordered and it would be mid August. I had told him weeks ago we were going ahead. So scunnered. Don't know what to do. I would change to i joists if it were possible to keep the building on track. Very upset at this. the delay especially will effect my 85 year old mum a cancer patient. So sorry I trusted them.
  7. So going for option 1 a Vent Axia High Flow (4 x 180mm spigots)going into a 262m2 2 story house. Optional extras include a vent axia digital controller - hard wired and a 1 gang momentary boost switch x 7 (presumably there should be a boost switch in every shower room/loo/the kitchen)? Has it got a good enough reputation?
  8. Thanks Conor, BPC have given us the layout so I am fairly confident it should stick. It was just the elevation I was unsure of - thinking just under ceiling height will do. The layout said they had to be 1.5m apart. The other thing was the actual pipe to put through the 20mm cavity walls. It says on the plan it needs to be 180mm in diameter so tried to get one locally today - no joy. Gonna have to go to BPC in Larne tomorrow morn to get some. Bah.
  9. Help, we got a plan from bpc for a quiet vent axia but it doesnt give an elevation for the in and out. The brickies are near there and I was going to get them to put in 2 pipes to save the spot for the vents. Is it joist level?
  10. So block and block 200mm cavity and need frame ties. We just got windposts up.It's a near passive house, is there anything special I should look out for? Any implications re thermal bridging?
  11. How much of this stuff should be used for mortar? We are above ground and don't want to buy too much.
  12. i am getting a quote of 3k to set up and dismantle and 70 a week on top for inspections for whatever weeks it needs it. Thats with me providing the scaffold.
  13. Sorry for all the questions. I am embarrassed to be asking you so much. So the builder said that they would charge us £75 per hole through the blocks to put in pipes/ducts whereas if we do the beforehand then it costs nowt. So trying to come up with a list of holes we will need to factor in and give them pipe or conduit? So the ashp will need a flow and return as will the MVHR? We will need a hockey stick (still unsure if single phase or 3 phase) exterior light . What other pipes/ducts should I be thinking of?   14. What is the best way to make the pipe ourselves? We won't need that much of it. I cannot get over the price! How do you get PIR down a pipe?

  16. Sorry I should have said we bought the scaffolding and are paying a scaffold firm to put it up and do the inspections/ticket it. We pay weekly for the ticket and any weeks the site is not in use we don't pay. It's so we don't get caught for the horrific delays friends have had.
  17. Just trying to understand the process. Our home is block construction 2 story which is to be rendered. So is it .. blocks up to roof plate, then steels, joinery, roof on. Then rendering (presumably by a plasterer?) then cladding of the top part, then guttering/fascia, any electrical lights So is it after that the scaffolding comes down. Can it be taken down by us - eg. not by a scaffolding firm if no workers are around? Physically we can, I know it's at our own risk. Like does it come down in one go or would the plasterer for the rendering need it to be taken down in stages? If its not tight to the wall surely he can work within it? Looking where we can save money. So hoping we can save by dismantling it and also the render - who can do that? Is it just a plasterer? Can a builder? Can we? How skilled is it? I know plastering inside is skilled. Thinking out loud whilst just about to pay more invoices so feel free!
  18. Dear god, my head is deeved. We have to make a decision on this roof. Budget is pushing us towards corrugated steel but its 2 story and scaffolders hold you hostage. The thought of paying out for it for regular inspections leaves me sick. We have a 1st floor terrace but could anyone safely get on it to inspect it from there? One side will be accessible by a cherry picker the other side won't. I guess standing seam won't be as needing tlc? Jeez but the price of it.

We have had disagreement about the radon barrier on top of the slab.The groundsman and various builders say you so the perimeter and where the walls go internally & get it checked by the building control, thats what they do elsewhere. Later on you obviously do the rest. BC came out and said no way, do the lot. So that means a lots of stomping on the radon barrier. It seems a risk to it but if it's the way BC want it - it shall be done. I can only guess other BC officers take a diff approach. As a self builder it's confusing but I appreciate our BC is trying to keep us right and he must be following rules. I DO want to do things right. So now got lots of carpet ends and after building control has signed it off with cover it in carpet in the middle to try and keep the plastic undamaged. I said this to the builder and his eyebrows raised above his hairline lol. Other thing, how do we do the windposts? Does the radon go under the windposts or do we tape it around them?
  20. I noticed Fenbro had a Black Friday sale on last November. We expect to be ordering windows in 2 - 3 weeks, are there genuine sales in the UK or Ireland for windows?
