  1. Here's me thinking 800 a month was good. I'm paying 650 a month for a detached 4 bed 3 bath in Newry.
  2. Situation is the same there in Ireland. The Govt is constantly going on about this recovery but it's a Dublin recovery, the rest of the country is lagging behind. We have seen an increase in the price of our house but you're talking from an unreal collapse in price. At one stage the houses in our estate were going for about 30% of what we paid.
  3. We are in a similar spot but throw in about 100K of negative equity. My wife bought a house at the height of the boom, we have had to rent it out and move into rented accommodation to start our build (as the house we own is about 80 miles away) We were lucky enough to find some decent tenants but the rent is only covering about half of the mortgage so we are paying the same as our tenants for the house. So far its a loss making operation as there has been a roof leak and some broken windows from young tramps around the estate. The only silver lining is, there isn't one. It will be at least 20 years before we can sell the house and hope to cover the mortgage. I hope this makes you feel better about your own situation. If you are thinking about cashing in a pension regardless you could hold out and see how the chips fall. Other than that you could try to market your house overseas. Some mad Russian might buy it. You could tell them William Wallace used to live there.
  4. I'm allergic to cats and dogs (among the many other things) My Dr actually told me to kill my sister's cat just in case it got in the house when I wasn't around.
  5. Thats an interesting design, i was under the impression that the Sunamp wasn't suited to accepting pre-heated water (not sure why I thought that). My main concern is the Capital cost of the split DHW/UFH system. You require 2/3 heat sources (ASHP, PV & Immersion) Then you also require 2 Storage/Distribution devices either Buffer/UVC or TS/Sunamp I was hoping to bring the capital costs down by going Immersion over ASHP but there doesn't seem to be much confidence that the system would perform well head melted
  6. I haven't been keeping track of it. I thought there was some way to get on without it for a one off build but wasn't sure if they had brought it in yet. People i have spoken to were talking crazy costs for the extra certs. Common sense at least you can put your money into the actual house!

  9. Yeah, they seem to have blocked access to all attachments. I'm not sure why perhaps there is an issue with paying for storage. I'm hoping everything hasn't just been deleted but you never know.

  11. Thankfully we haven't got to Mickey Mouse Club house as yet, but 110% Old Mc Donald. Our man is obsessed with Farm yard animals. He is only 2 but he can open the tablet start youtube and put any video he wants on. Crazy stuff. I'm sure if i ask you the right question the info will pop up again! Mammys are amazing like that!
  12. The NIE form i have basically says What's your peak load? If you dont enter a figure the assumed max will be 18KVA Also do I want an earthing terminal??? Sounds like something I would need but can my spark do it cheaper?

So I'm filling out the form for my new electricity connection, and there are multiple questions about Peak Demand and individual high usage appliances Should I: a) give as much detail as possible (even though I don't know what I'm doing yet; b) Mushroom them (keep them in the dark and feed them shite) If I put down the assumed average peak load of 18kw will they limit the supply in some way? Say for craic's sake if I go and get a 24kw Electric System Boiler?

  20. So Peter, You have an ASHP and an UVC with ASHP coil. Do you also have a buffer tank? Just to clarify W-plan is Water-Plan, this is a setting on your ASHP? Thanks
  21. I'm getting more confused by the minute. I'm averaging 5 hours sleep at night for the last few weeks so i could be just super stupid at the moment. Small Buffer? - How small is small 100L? 50? (I have no idea how much water UFH uses) with say 3kw Immersion Then UVC - should this be 500L or smaller? When you say plumb accordingly do you mean ASHP to buffer, then buffer into UVC. UFH circuits fed from buffer and excess from buffer fed to UVC So most of the year the ashp would be heating to say 35-40 degrees, this would go to UFH and UVC pre-heat. They top up the UVC with PV/Immersion. So i would still be heating DHW with direct electric (hopefully a lot of it "free" from PV) Would the savings from ashp pre-heat payback the expense of ashp and plumbing associated? My head hurts!
  22. That sounds not too bad - out of interest how does one calculate such a thing? 260L would likely struggle to cope with UFH and DHW I would be happy enough going up to 75. At that rate trying to do anything with an ashp would be merely a pre-heat unless i could go for a much bigger tank, which at this stage i can't I wonder should i just accept it and take the hit on higher price for direct electric heating, but lower capital outlay.   23. I have been doing some cost calcs based on a set temp of 60. But i'm not sure what amount of recharge may be required
  24. Apart from the smoke, CO and CO2 I will only require one temp sensor Sensor cost - Approx £50,000 Sensor Value - Priceless SWMBO can sense temp variations of 0.01 degree and reacts to them within 0.1 of a second. Data logged (Forever) Aggregated Data (this house is freezing)
