Probably 5 who could do that within 5 or 10 miles of me. Are you looking hard enough? Any smaller independent merchants rather than nationals

Getting better at digging with an excavator?
Oz07 replied to Alan Ambrose's topic in General Self Build & DIY Discussion
I'd be inclined to just practice yourself. These courses will be box ticking exercises. A few bits would be worthwhile learning like maintenance and the limits of the machines but I'd still just learn yourself. -
Yeh there's only so many things most people can turn their hands too. I'm rubbish with wet trades so need subbies for those. Likewise sparky and plumber although I do try to give them a hand.

Nitrate mitigation credits purchase. Delaying build

Just write to your mp and copy the lady in on the email. Also maybe someone higher up in the council too. I've had good results before doing this with these big organisations hmrc and dvla -
BNG de minimis exemption for self build in garden
Oz07 replied to Fi and J's topic in Planning Permission
@LnP do you think if you stripped a plot bare before applying for pp you could argue an increase in biodiversity? -
What a load of rubbish. This country seems finished at the minute. I thought we were supposed to be getting Britain building? There's people round here buying up land then selling the credits I have seen in 1 or 2 applications on the portal. At what point do you buy these credits is it before planning or after? If after how is it secured, by condition?

VAT 'edge cases'
Oz07 replied to Alan Ambrose's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
Yeh not worth setting up for that sake then. There would be quite a few people already working through ltd companies that could possibly make use of it though. Especially if already in construction Industry. I've done it before and have also renovated a place and been able to bill at 5% vat due to unoccupied dwelling. -
VAT 'edge cases'

So is it a hack to build a house through ltd company and invoice yourself personally? Especially if you already have one for day to day work -
I've been saying the same thing. It's ott

Most floors below b&b left bare. @nod had to do concrete and drains on his last house.

Week 1 - Breaking ground

It's getting worse this red tape what's the point in tables if they can't be used! I'm assuming some research actually went in to producing those tables and it wasn't just some random nhbc bod sticking his finger in the air -

Why can BI not use foundation tables any more? We're the SE calcs similar to the tables. Presumably you didn't get a plasticity test on soil? -
I think richer sounds have insurance backed 7yr guarantees on all their products too? Did have something like that last time I used them

How many of you are living in that mansion 420m2 fair play -
Most manufacturers want their beam ends sat on dpc where they bear onto the walls. Then the perimeter blocks end up with a 50mm ish void under them and you lay slithers of block beneath these on mortar, provided by manufacturer. Did a sketch on your drawing but could be different with yours is it sat on masonry or steel? 20250527-Floor_Build-up_Layers_Client questions_250530_201741.pdf

I didn't realise 450 ic had as much fall as that. If it were me I'd be connecting it up at both ends then just making the adjustment in the riser pieces or putting it in out of level/ plumb. If the waste flowed between the 2 points before then it will flow again providing its a straight line. Who's bothered if the riser build up is a few mm out of plum you cut the top for the lid anyway.

How extravagant are you wanting to go? There are online firms for more run of the mill stuff
