That would put me off using them, the company that we used for Microtopping invoiced us in full 2 weeks after they had finished. There was another company I found in Hampshire that do concrete polishing and they will do a test area so you can see the fininsh for around £200 before you commit to anything.

Yes we have taken out an LABC warranty on top, purely so we can remortgage easily and or sell should we need to -

Members' experiences of Timber frame and slab suppliers
Mikey_1980 replied to TerryE's topic in Timber Frame
The demolition and ground works crew that cleared our site had just laid an AFT slab a couple of months before our site clearance. They found it easy after the days onsite training so I wouldn't be put off using a local contractor to install it if they are willing to install and undertake the days training. -

Our 2nd Choice was Bentley SIP's they were friendly, helpful and cost effective and I would highly recommend them for anyone considering a SIP's build. -
Absolutley speak the guys on site, and if you have any concerns a call to someone in the office can always help. I made sure we spoke to them every morning and evening about progress and any concerns that we had and they were more than happy to go through anything or make any changes. I couldn't fault MBC, they made a mistake here and there but these were dealt with swiftly and they went above and beyond sorting out other issues.

Congratulations, where abouts in Hants are you, we are in between Newbury and Winchester and MBC built our house. I would have thought, depending how MBC do that their flat roofs that the insultaion thickness would have a significant delay in allowing the heat through, our bedroom has a vaulted ceiling and with the 400mm of insulation it doesn't overheat in the summer thourgh the roof.

It does look like a lot of lights, our floor area is nearly 280 m2, 5 bathrooms, Large Kitchen/Utility etc is soon adds up. All the lights in the house are LED mainly Aurora/Enlite either the small flat panels or down lighters. We struck really lucky with our electrician as he was used to working in commercial sealed labs so worked tirelessly to maintain the air tightness of our build.
-
The below was our quote for all stainless steel fittings and LED lights, the total came in at about 400 more due to us adding another 3 outside lights and having 82 sockets in total. Install 42 amp isolated supply for Air Source Heat pump See Note 2 Install 42 amp supply for range. Install 75 double sockets. See Note 3 Install kitchen and utility appliance outlets. See Note 4 Install 4 Shaver sockets Install lighting points inside house, See Note 5 & 6 · 83 Downlights · 15 Pendants · 4 Uplighters Install 38 various switches inside house. See Note 7 Install 9 outside lighting points See Note 8 Install 4 Outdoor sockets Install 7 mains wired smoke alarms plus 1 heat alarm in kitchen. Install 7 standard TV outlets. See Note 9 Install 9 data points See Note 10 Main Consumer Unit & Bonding Heating Controls See Note 11 Estimate Total £13,000.00

Sorry the above wasn't for the MBC base, this was for then ground works ready for MBC to lay the foundations. I have no idea what the foundation cost was per m2, the total package cost from MBC was around £420m2 and worth every penny.
-
They didn't break it out but I didn't ask them to either I am sure they would be happy to though.
-
So our cost based on excavation, laying of drainage pipes and supply and laying of the sub base for MBC came to £25 per m2 this excludes any demolition or disposal costs.
-
We were lucky ours was coming straight out of the washer into the trucks so when rolled and compacted and dried it was rock hard as we found when digging drainage pipes for the rainwater drains.

Is it the same as the report below for 50.00 https://www.southernwater.co.uk/homecheck-professional-environmental it useful for knowing the past history of the local area. We are next door to an old WW2 hospital and PoW camp. As for environmental it is a waste of money and is basically the same search the solicitor does when you take out the mortgage.
-
Our floor area is around 270m2 and we were at a depth of around 300mm on the ballast. It came from Eastleigh train depot via Pritchett and sons. The other option we had was the waste from the bottom of incinerators, that is the same spec and Hilliard was again fine with it, that was £8.50 a tonne delivered but at the time they couldn't get enough.
-
We used recycled railway ballast, four MBC passive slab base, Hilliard was fine with this and it is what a few other people have used, we had 200 tonnes of the stuff for our base and it came in at 16.50 a tonne including transport costs.

What about just dropping in a programmable light bulb a lot simpler and cheaper, you can then program it via your smart phone when to turn on and off. The below can do it according to their blurb but there are dozens of models on the market now. http://easybulb.com/en/

Is any form of "rent to buy" legally possible?
Mikey_1980 replied to ProDave's topic in Party Wall & Property Legal Issues
Just to add to this, if it is no longer your main residences wouldn't you then become liable for capital gains tax as well when you eventually did sell? -
That does seem a lot, if you have the room it maybe more cost effective for a treatment plant at that price.
-
I didn't even ask them about needing a completition certificate at the time!!, luckily we got ours issued on Monday, just waiting for the warranty to be signed off tomorrow hopefully. We put are re-mortgage application in about 10 minutes after we had got the completion certficate!
-
We used intelligent Insurance for our MBC build, really easy to deal with and our total buildings and contents insurance came in at £450 with all the usual exras such as accidental damage, the mainstream insurers were quoting neater £1k
-
yes, you would need to formally apply for planning permission for change of use to use it as anything else other then agricultural land.
-
it looks great, now you'll become obsessed with protecting it while the rest of the build progresses.
-
We have brought a stainless steel electric towel rail, it's thermostatically controlled so temperature can be set between 40-60 degees and is controlled via a 7 day 24 hour timer, it works really well and does dry the towels.

Slab cooling/heating - to do or not...
Mikey_1980 replied to MarkH's topic in Energy Efficient & Sustainable Design Concepts
Definitely put the pipes in . We have a large double story glazed gable, the Temperature has reached 28 in one of the bedrooms on the hotest days this year but cools quicky with the windows open and just circulating the water in the slab, not cooling it evens up the house temperature and helps cool it in the evening. we haven't got curtains up on yet but I expect these will help on the hotest days if drawn as they will be thermally lined. The Kitchen stays at around 21/22 , I exptect becuase of the large vaulted ceiling and the 2 MVHR extracts in their.
