  3. Anyone found a cheap source for these ? Really want to use them on the build but £2.50 for a wall tie is a very hard pill to swallow.
  4. Floating shelves are made like a box and then slid onto the supporting battens. You down want 40mm or whatever thick you want 2x 18mm and make a box
  5. tight, lower end kitchen/bathroom can help. how much have you put aside for the drive/garden/patio etc ?
  6. wall makeup ? Insulation ? Rad heats wall. outside gets cold. Dew point is close to inside surface. Dew forms when rad cools down. Just a guess. More insulation to cure.

  9. thick complaining neighbours really don't effect anything as they rarely complain about relevant planning matters. They are just moaning so can be ignored.
  10. if you can remove it with a machine, its likely that wall will come down behind it though. Grinding just removed the top part from sight, the reason he was leaving you the arisings was so he didnt have to pay to tip them. Either way when it comes to digging the footings the bottom of the footing has to be deeper than any roots visible. Hire in the largest machine that you can fit, ideally a 13 tonner but nothing less than 5.

  12. may be the exception. never experienced any putting our 3 through school. Just young kids who went to collage, learned to teach then back to school with zero life experience.
  13. can still be done with timber frame/traditional at fractions of the cost.
  14. from age 13/14 trade routes should be offered as a replacement for everything but maths/english for those who are not uni material. 4 years of taught plumbing or electrics or building etc by the time they are 18 they just need real work experience. Unfortunately the kind of people attracted to teaching are exactly the wrong type.
  15. im off the same conclusion, ICF kits need to be less than the price of celcons per m2 to be viable in anything but niche builds. Even then they will still be double/treble the cost as you need rebar, conc and an external finish. I cant see an upside to them currently.
  16. could you post a photo of the brickwork. Did you use a tiler or a brickkie ?
  17. looks to me that ICF is just over double the cost of traditional build which is a shame. A little cheaper for rendered/clad but those options are a poor downgrade from facebrick both for value/appearance and ongoing maintenance. I'd still like to try it out at some point, maybe a garage or garden room. Timber prices are also still far too high to use SIP panels as well which is really annoying as a more carbon neutral build is always good to aim for. So back to brick and block for the foreseeable future where costs are the overriding factor.
  18. the mega rush to weathertight is pointless unless you planning a 3 month build. Same as a timber frame waste of ££££££
  19. recticel with 150mm cav is 0.13U which looks very good.
  20. How did you face the blocks externally ?
