Long hot pipe runs (second HW cylinder?)
Johnnyt replied to lookseehear's topic in Bathrooms, Ensuites & Wetrooms
Secondary return for me with the pump plugged into a smart plug. Set schedules or just tell smart speaker to run the pump for 2 minutes as we do. No excessive heat loss and hot water at furthest outlet and others more or less on demand. -
S73: Amending drawings and another consultation
Johnnyt replied to bmj1's topic in Planning Permission
It is possible. Happening to me at the moment, new red line to take into account land under my control for visibility splays. New notice posted with 21 day consultation. This was agreed after a constructive meeting with the planning officer. -
I have 4.25 kW of panels feeding into 3kw inverter and circa 10kW array feeding 6kW inverter. The excess generation over the inverter limits goes directly to the batteries in DC. see screenshot The 3kW inverter can actually deliver 3.2kW ac
-
I am, The 6kW inverter generally charges the batteries from PV and mains overnight. The 3kW inverters generally serves the house load. Both export excess AC when batteries full surplus from house load. The excess AC from 3KW can, at times, also charge batteries via any headroom from the 6kW inverter. Sound complicated but it works well. If I have confused matters, I could supply data logs.

I asked for a budget request with Scottish Power details of reply below. I got 9kW export limitation but no G100 as I used my existing solaredge 6kW inverter and fitted a new 3kW inverter. This is fed by a 14.8kWp array with3 X solaredge dc coupled energy banks totalling 29.1kWh. It was a breeze. Thank you for your recent email enquiry requesting a budget quote for possible generation installation at your property. Unfortunately, we are unable to provide available capacity for a site. You would need to submit a budget request for the load details you are looking to install. We would then raise a connections case and our Design & Planning Team would then be able to carry out network availability for the required load details. You do not need to submit an application at this time but, in order to raise a budget request, please provide: Applicant and site contact details (please provide contact name, address and telephone number) Location Plan (Geographical location of site) Generation (export) details If you have any other questions, please do not hesitate to reply to this email or call us on the number below. Our office hours are 08:30-16:45, Monday to Friday. Regards, James Dey SP Energy Networks Contact Team 320 St Vincent Street Glasgow G2 5AD

It doesn’t even need to be continuous. Extract from my successful appeal 1. I acknowledge that the Council is not proposing to re-define the boundary of the settlement as part of the emerging Part 2 (Land Allocations and Detailed Policies) of the Local Plan. However, this does not convince me that the site does not form part of the village. I note that the house itself would not be positioned immediately adjacent to the settlement boundary and a gap would be left. I also acknowledge that the site is a greenfield site which lies close to a transitional point and is reflective of the wider countryside. However, the Framework does not preclude the development of greenfield sites as part of the exception referred to above, nor does it require the development of a continuous frontage. 1Appeal ref: APP/A0665/A/14/2228579

LPA requesting extension. Any pearls of wisdom?
Johnnyt replied to flanagaj's topic in Planning Permission
Why didn’t they request Biodiversity comment on submission like they did with the other consultees they are chasing up? Overwhelmed and playing for time. -
Planning Officer asked if we want to withdraw
Johnnyt replied to Jo J's topic in Planning Permission
Giving you the option to withdraw relieves her of having to write a report up and therefore perhaps embarrassing herself. It can often be a cop out. We refused and got the determination which gave us the meat and bones to appeal against and won with an award of costs. I imagine you granted an extension of time for determination? If you reapply there’s another fee. If you appeal the current proposal, it’s free. I suppose it comes down to how much you want you proposal as is. -
During the recent cold spell my 25kW Viessman w200 system boiler returned 5 firings over a burner run time of 62 hours modulating down to 8.7%. Mind you it was minus 8.5C outside. I wish I could repeat as a general rule.No weather comp just setting flow temp of 43C and ufh 5 zone with room stats at 22C and 4 rads on 1st floor.

The link I posted gives me the following page. I took delivery of mine today and work fine. It’s linked to my WiFi.

I’ve just disconnected my timer and put a plug on my circulation pump. Plugged this into a smart pug and I tell Alexa to run the pump for 2 mins or ask it to set a schedule. Echo dot in kitchen and 3 bedrooms. Voila, hot water when needed without excessive hw circulation. Simples

Should I appeal, do I have a chance? Outbuilding.
Johnnyt replied to SimonHills's topic in Planning Permission
Useful case law regarding consistency in planning In planning law, there is a “principle of consistency” in decision-taking: see North Wiltshire District Council v Secretary of State for the Environment (1993) 65 P & CR 137. The principle is not that like cases must be determined alike, but a decision-taker ought, when considering a materially similar proposal, to have regard to the principle of consistency, to have good reason if deciding to depart from the previous decision, and to give reasons for any such departure. -

Do we have a right to see planning documents?
Johnnyt replied to Benpointer's topic in Planning Permission
You could always put a Freedom of Information Request for the documents not on their website. There are timescales for the production of the information. I had issues regarding deletion of some of my planning file and delved into it and mentioned section 8 of the attached document. It worked! Openness of LG Bodies Regs 2014.pdf -
Anybody got a code they wish to share for £50 Got a good deal for EV and battery 12 to 7am at 6.9p per kWh and SEG at 16p

Planning Appeals - Statement of Case Examples
Johnnyt replied to phykell's topic in Planning Permission
We put in a draft application for costs as an appendix to our Appeal document, offering to withdraw the application if the LPA withdrew any objections to the appeal. They didn’t, we won and got the costs award. I did most of the groundwork like going to see a barrister in London on direct access and getting the planning consultant to present the case. The barrister’s opinion was invaluable and well worth the 1k. The pressure of a costs application goes some way if you play your cards right. -

I’ve been tracking it for a while, decision must be due soon. Appellants final comments were due in January. The officer’s report is worth a read too. -

I have a 10 kWp array and a 6kW inverter with 2 x 9.4 kWh dc coupled batteries. A feature of this is when PV production is over the rated output of the inverter I can charge the batteries with excess using uninverted dc direct from the array. My batteries will take a max charge rate of 7 kW. I use octopus flux to export with the max export rate available between 4 and 7pm. A feature I have found is to export at the full rate 6kW less the house load whilst using the surplus to charge the batteries. i can get the best of both worlds export max export during sunny weather and full export at the peak time. These screenshots should illustrate the options. As soon as my battery if full I lose the facility and any excess is clipped. The alternative is to dump power into my UVC but I can get 16p and kWh export upto 4pm and 26p from 4 to 7 and my gas costs me 6p a kWh. so it makes sense to heat the water off gas Much manual involvement but it seems to work well. Is this a feature with othe systems or just particular to SolarEdge?

We have Amtico click smart same 27C max. No problems with little or no expansion seen in 2+ years

I look after a disabled fella for 2 days a month who has sky glass. My observations are; it buffers when he is online with other things and when his broadband is down he cannot default to freeview. The picture quality is muckhausen.

My understanding is. providing you got whole house exemption, the CIL becomes payable if you do not send in form 7 part 2 within 6 months of the completion cert issued. In our case, after commencement, we decided to go for a much larger garage which we did by means of a new application. I notified the planning obligation dept at the LPA and they indicated ok to proceed. I have yet to get a completion certificate, the LPA have chased this but I just said my builder is unobtainable and so I am unable to go for sign of as yet. The LPA are fine with this but will periodically remind me.
