Kitchen appliances..... decision options
Pocster replied to dan_cup's topic in Kitchen & Household Appliances
Another +1 for neff slide ‘n hide on oven Elica hob though is the best thing in our kitchen ! I.e large induction hob with down extractor . LG fridge freezer . Because it’s a big American style one . Also has an ice maker which is critical in a g ‘n t once summer arrives . -
4 hours to slowly blow dry that all off 🫤

Which product do you recommend for getting rust off tiles
Pocster replied to Adsibob's topic in Floor Tiles & Tiling
I get these rust feet from work tables etc left outside . They remain static and hardly ever move because I avoid doing work . When I finally do decide to move it and rust footprint appears a bit of cif fixes it . I then move the work bench back to sit idle for a few more years . -
At least I got a warm blow, dry .

I always treat Sunday as a “ do simple diy tasks “ on the build . Remove that tape that’s been on the window frames for x years . Will it come off ? Will it (expletive deleted) wd 40 , etc etc Its plastic tape that’s seems to have broken down and just comes off in tiny pieces - no big long satisfying strip that pulls off Last resort . Outside with swmbo’s hairdryer on it . It works . But that section has taken me 30 minutes . At least the sound of the hair dryer blocks out my swearing …

If you have Apple TV box , there’s an app that shows pretty much all the terrestrial channels . Have to purchase the app - but I think it was like 6 quid . Basically it brings all the seperate app/channels together e.g iPlayer etc etc Works pretty good . Best thing is it shows all channels with what’s on now and next I.e like terrestrial or a digibox so it’s SWMBO friendly !

Mines all done . Apart from some minor ‘ failed ‘ invoices there was only 1 I couldn’t claim for . I was charged vat when I should not have been . Guess I never noticed even though it was a big purchase . There is a 4 yr rule that a company can appeal any vat errors on receipts to customers. But this was just over the 4 yr limit - typically !! So lost over 1k in vat on that one . System for claiming seems pretty good .

Contesting final invoice - please help!
Pocster replied to Tom's topic in General Self Build & DIY Discussion
Withhold as much as is reasonable for repairs / damage / outstanding work . Put in an email to them . 1st email is always nice 😊 Wait , judge what to do on their response . Some companies ‘listen’ some don’t … -

I’d certainly withhold the replacement door costs . Withholding gives you leverage , once you’ve paid and argue - getting a refund going to be very tricky . If they damaged the doors there’s no issue that they should pay for replacements . If they object - tell them to take you to small claims court . -

Today https://m.spareroom.co.uk/statistics/landlords-confidence?utm_campaign=newsletter_lolsagents_inactive_feb-1&utm_medium=email&utm_source=crm @Tony K ; hmo ? ( it will be or needs converting ? ) , if conversion article 4 ? bills inclusive ? Rent you expect ? Profit after CGT if sold ? Current property value ? Rental market in your area ? E.g students ? Cost of mortgage per month ? Residential , btl , hmo ?? I.e remortgage required ? More detail you give more accurate a figure on whether it’s worth it . Remember it’s return vs risk .

To have them you mean ; call points ? New guys argument was they could be accidentally hit . This would of course generate the siren to go off . But , if there was a real fire the smoke detectors would go off . So you could in theory have 2 different sirens going off - confusing the occupants?? I’m just trying to be legally safe .

This is a follow on from my post about intermittent fault on call points . Fire guy came out today . Ultimately he said I don’t need call points and therefore don’t need the panel ( regardless of the fault ) . So 3 floor house . The issue is original fire company have been saying as there is a panel it needs testing every 6 months . This is correct afaik . What pisses me is IF they said “ you don’t need the panel or call points mate “ - then it needs testing every 12 months I.e cheaper for me . I just want to check what’s correct here before I go in a guns blazing !

Perhaps stop tipping piss and shit down the sink ? 🤣👍

I’m pretty sure I did like a dwarf wall of insulating blocks ( they were some funny size I.e quite small ) cemented to the beam and block . Damp course , timber frame and studs ontop . Then insulated floor , ufh , plastic sheet , screed . All was fine ( and still is )

I had this issue after 4 yrs of no issues . I tipped the unit back further as water would somehow leak out the front panel . I had one condensation outlet on the left side. Magically water appeared in the right side . Could not find any issue so did indeed install a drain each side with a dry trap on each . To date no issues .

It was fine for a few years and then random faults started to appear . Electricians etc have all looked at it even with the fault ( light ! ) present . Nothing ever found . I agree ; as a rental I’m not going to touch this … Probably get panel and call points all replaced first . Another guy looking Monday foc …

What do I do if my hole is much bigger ??
-
No idea . Being dicked around by fire alarm company who want £165+vat to look at it . As the fault won’t be present then that’s pointless . But do have another company coming Monday to look for free … so I’ll see what he says , I’ll ask open / closed circuit on call points .

@Maplash just get on with it and learn / (expletive deleted) up as you go 👍
