No friends = more wine for me .

I installed a black IKEA kitchen in a previous house and put a granite worktop on it . When the estate agent came to value he looked and said “ well there’s 30 grand kitchen “ - didn’t cost 30k . Though the worktop wasn’t cheap . Even in my new build now I’ll probably go for IKEA with maybe a custom made round floor unit at the end ( to act as a bar for all my non existent friends ) . Then put 20k+ of granite over it all

Pretty sure IKEA do . There units certainly aren’t as bad as you might think . With a decent worktop you can make a relatively cheap kitchen look expensive

Not used home assistant . The problem I found with most home automation software is it had little support or was just too simplistic. Homeseer has many flaws . But there’s a lot of users if you check the forum . I’ve yet too see a problem that HomeSeer can’t be made to solve - though it can be convoluted. The fact you can script if you want or use the IDE for simpler things is good . Depends how much you want to learn/tinker ; also for a ‘professional’ system you are going to need some real cash . Homeseer equally can do any method you want ( not just z wave ) . I think it’s a free download and you get 30 days trial . Can run on raspberry pi if you wish but I prefer a headless i7 .

Lighting I use z wave din controller audio per room raspberry pi with max2play doorbell ( camera and now audio ) I changed to doorbird Fire detector I’m keeping seperate I.e mains fire sensors with wireless connections to each other burglar alarm - easy ; with some code and homeseer Blind Control z wave relay to motorised blind ( I’ve no need for this but as a suggestion ) Hope that helps

Z wave will cover pretty much all of that list . Cctv though cat5/6 cabling . I use homeseer to control everything. How technical are you ?

It's on the inside so weather isn't greatly going to effect it. As for self builds taking a long time - yeah, it's the least of my worries. I'll add it to my "to do" list at position 168,456.

Wd40 on the worst one has improved it . All I’ve done all day is clean fecking windows !! . 3rd round of wd40 imminent. Funny isn’t it . Most the time the tape won’t stick for shit to anything . Stick it on some glass and it welds itself to it ?
