band b floor so slightly different but - dpm, 200mm recticel, dpm and 100mm concrete, ufh pipes on top of 2nd dpm. no heat through it yet though, possibly this year.....

presume black kitchen units? what happens if that fad current 'in thing/must have' goes out of fashion soon and you change the units?

as with the first timber kits, it took quite a while to show and nowadays people are using more plastic sheeting for vcl and it doesn't show for a lot longer. i do think there will be big problems in the future with iwi and modern houses wich are 'fairly' well insulated but not well detailed

min 10 deg slope for flat roof, have you given consideration as to how you will cut the firrings? the easiest way for you to do it would be to put the joists down and then cut graded/diminishing firrings which are square/rectangular stock fixed at 90deg to the joists at the correct spacing to give the fall.

go to your local college, if they do trades. see the brickwork technician and bung him a few quid to cut them

lots of one man and van with spray painting upc lettering on the side these days, buy the cheapest woodgrain effect and have them sprayed, could do your windows and doors at the same time. -
don't use an impact driver, they're useless for pulling things together

if you are going with an ashp then you want to be really well insulated and as air tight as possible. if you achieve those objectives as well as an oversized ashp so it doesn't run at full bore, you should need very little extra heat input i.e a wood pellet burner, which would require a very dry store to house the pellets. @ProDave has a small wood burner as do others and by doing so an external air vent straight into the stove will stop the air lost with a normal chimney. we keep harping on about insulate, insulate, insulate, pay once for that or pay monthly for energy.

nope, plot came with permission, however, as with a lot of scottish rural planning you are only allowed traditional 1.5 stories and the majority of time, white render and slated roof. i'm not complaining other than having coombed ceilings as we like traditional looking houses but there will be people who want modern design and not get it. -
