  1. It was with my application, 3 beds = 6 person treatment plant! However I just found this… Domestic Dwelling Calculation A domestic dwelling is fairly straightforward to work out. This is usually the number of bedrooms in the property plus two. For example, a three-bedroom house becomes five.
  2. I beg to differ … You'll get National Insurance credits automatically if you claim Child Benefit and your child is under 12. These credits count towards your State Pension, so you do not have gaps in your National Insurance record if either: you're not working. you do not earn enough to pay National Insurance contributions.
  3. Same here (changed to 66), plus was it not inequality for women to have a pension 5 years earlier than men when statistically they live longer ? Why was that? Women want equality and this an example of that being done.
  4. Oh yes, my day job used to be negotiating projects with high spend customers and I was good at it which helps, however any point of view must be backed up by knowledge.
  5. Mm, if there is two layers are we not risking trapping any possible moisture? There is talk about “breathability” so I wonder if not having a second external airtight layer is better (tin hat on) 🤞
  6. Surely the air tightness layer is from the inside of the window into the reveal etc. 👍
  7. I used expanding foam tape between window and brickwork with check reveals.
  8. No, they Think they know more than me 🥷 which is why I have never lost a fight with planners or building inspectors. 😎 knowledge is power.
  9. That’s what I did 👍
  10. Even if it was not classed as a garage you might have a petrol mower in there 🤷‍♂️. Anyway call it a bike shed, who is going to notice 🙄
  11. It didn’t with my 200mm cavity.

  13. Ah i get it, Individual slats not strong enough? I have recently re built some garden benches and mid span I connected the slats together underneath with a piece of steel so they were connected together to spread the load and it works well.
  14. You could but they will go to ground level and be held against the OSB by the steps, the DPC might stop you “glueing” the slabs, temporary screw and batten at the top before cladding, fit the steps tight to the slabs, remove temp screws then clad 👍
  15. If I am not mistaken you’re using steel for the legs? Your diagram shows a U section but if you make a square the top plate can be screwed direct to the slats so no need for more timber? If you want to use more timber and not cedar then how about Oak? About as robust as you can get.
  16. This appears to me that the council are telling you how to live your life, most people are happy to have a house and garage but some (like me) want various sheds etc. I have a garage, woodwork shop, potting shed, garden shed and considering a summer house and my plot is not that big (but still under 50% coverage). This might help. https://www.lawinsider.com/dictionary/accessory-building
  17. Already in Japan people in the 80,s continue to work (if able). Yes I have always thought suddenly retiring from full time is a nonsense (mind I did it but had to build a house 🤷‍♂️).
  18. Why not use the same steel as the legs (I presume steel?) make squares not U shapes (just need another length in the corner where no leg.
  19. Where is your DPC, if the council have raised the path level within 150mm of your DPC they are responsible for your damp issue. It’s not your path to start cutting drainage channels in.
  20. Not always, when I built on solid yellow clay and Installed French drains I was advised by a local expert NOT to put a perforated pipe at the bottom as they tend to block more quickly than stone. Yes, the water needs to go somewhere.
  21. Before you timber clad, vertical slabs against the frame (with DPC behind) to follow the steps but an extra 150mm higher (like a DPC in a brick wall is 150mm above ground level) then timber clad down to this. You could do this behind the building as well to save timber cladding being below ground level.
  22. How about paving slab on edge 150mm above step height to cover rain bounce and no maintenance, cladding above this. 🤷‍♂️
