  1. Perfectly reasonable, my hood has 4 settings, no 1 you can’t hear at all and no 2 is fairly quiet. If the existing fan is disconnected it may block the flow even with an external fan 🤷‍♂️.

Ha, the last meeting I had with the planner in her office, I turned up in my pinstripe suit, briefcase in hand, TOLD her I was chairing the meeting, we had four points she was refusing on and I presented documents proving her stance was invalid (and she conceded) the other two she stood her ground so I told her I was going to appeal (as she had already told me I would probably win) and left. Never saw her again 🤣

Part 1, Class E of the GPDO 1995 says that the provision, maintenance, improvement or other alteration of curtilage buildings with a ridged roof is permitted provided, among other things, the height of that building would not exceed 4m. also….. What is Class E in planning? What is Use Class E? Use Class E Planning is a commercial class generally covering shops, offices, gyms, restaurants, workshops and other types of commercial buildings. It broadly incorporates the previous A1, A2, A3, B1, and part of both D1 and D2. so are the council trying to say your going commercial ?

Yes, a friendly local helpful planning consultant (free of charge) told me about this, so I applied for a fourth planning application that had the footprint and ground floor of what I wanted (but not upstairs) just so I could start on the footings and start building, meanwhile I appealed my original application (which had the upstairs that I wanted) and won that before the brickie got up to first floor level 👍

  11. Ha, my planning officer even told me if I went to appeal i would most likely win but was not going to compromise.planning consultant may help.
  12. Having taken my planning decision to appeal (and won) I found the process relatively painless and frankly easier than applying for planning. I have found the appeal officers more “practical” than planners and their office staff helpfull. So go for it.
  13. £6k is a small percentage of a build cost. As @ProDave says, ASHP is the cheapest way of electric heating, will do DHW, and (some) can so cooling to cope with overheating and solar will run this during sunny weather.
  14. As far as I know metal gas pipes can be boxed in but not plastic (someone else may know better).

  16. I decided the cold bridge from stainless ties was minimal (not everyone agrees) so I used them as basalt are so expensive for (what I decided) was little return. I used strip foundations and copied this (nearly, we moved the DPC one block lower on the internal wall so as not to create a slip plane above the skirting board then added a second DPC in the outer wall above ground level, the whole house was surrounded in a French drain as the water table was high.

  18. Parse coat, cement render (even between floors) and plaster finish. Around windows and reveals was air proof foam and foaming glue (not a big fan of taped membranes).
  19. A bit of a blanket statement, Depends on what you have to do, I bought mine, used it all the time, didn’t loose much money on it (and was great fun).
  20. I built brick and block with 200mm cavity, wall ties were not that expensive, I also used concrete lintels internally and brick arches externally so no cold bridging. You will read many threads here where attention to detail makes a big difference especially with airtightness (don’t let trades bore random holes in your membrane whatever it is).

  23. I suffered the same in my current and earlier house and Wi-Fi calling has sorted it perfectly, I even changed mobile supplier to enable it (EE) and they matched my previous price as theirs was more expensive 👍
  24. That’s crap, I have fitted many kitchens and would never leave a job like that, the back board has been left out of the cabinet. Yes it’s difficult to plan and make neat but not impossible, but much more difficult to put right afterwards. Defo get them back.
  25. Plan, plan, plan. Create wish lists, by the time I built I knew exactly what I wanted and where (not easy for everyone I know), nothing worse than having to make a snap decision (then finding it wrong).
