Mine was signed off by building control but lenders take no notice of that, it’s only six years since I finished but never intended to sell so didn’t bother with a warranty 😱 -

However, trying to secure finance on my build the lender will not accept indemnity insurance or a retrospective warranty, beware!!! -
Which is probably why they have fogged 🤷♂️, I don’t see why (like @SteamyTea) you can’t use a timber quarter moulding as long as there is room! And bed them on glazing silicone.

Yes, I had to build three bat boxes in my workshop roof (I got away lightly) but yet to see a single bat use them over the last four years 🤷♂️ -
Well to be devils advocate…. I really enjoyed my build and didn’t find it stressful, I was fortunate that I was recently retired, lots of DIY and small builder experience had a great main contractor and had the funds in place. It is however a gamble and many are not as lucky as me.

You must tell your neighbours, provide them with a Party Wall Notice and come up with a Party Wall Agreement in writing. If you use a builder or an architect then they should be able to advise you on this, although they will not serve the notice for you. The following works require you to obtain a Party Wall Agreement: Any work to shared walls (party walls) between semi-detached and terraced houses. Work involving shared ‘party structures’, such as floors between flats. Work to garden boundary walls. Excavation works – or underpinning – to, or close by (within 3-6m), the party wall. Loft conversions that mean cutting into a party wall. Inserting a damp proof course into a party wall. Making party walls thicker or higher. Building a second-storey extension above a shared wall. Building a new wall up to or off the party wall.

No, I installed mine, got a chap to set it up for me from a local company (he had his own Vottex at home) and not touched it since, yes sludge levels change occasionally but nothing that required “dicking around “.

My last garage floor was 10m x 7m, no problem (corners done by hand) 🤷♂️

Vertical Storm straps, these are fitted vertically, fixed at the top and fixed into a slot at the bottom to allow shrinkage.

My timber garage kit is the same but the supplier says the main shrinkage should settle over a few months so you could caulk the frame to logs after that and any movement should be small.

Bump, came across this on another thread regarding permitted development……. I am looking at a log type garage from “quick garden” and thought I would look at the Tuin site mentioned by @PeterW . The Tuin site gives a guide on planning etc but I am not sure they are correct, quote…..If you’re within 2m, measure from the boundary to the 2m point, if you’re below 2.5m it’s officially a ‘permitted development’, even if your ridge height extends above 2.5m. I am not sure that’s correct, from the planning portal sectionE (garden buildings/garages etc) states… ” If any part of the building, container or enclosure is within 2 metres of the boundary of the curtilage of the house, then the height limit for the total development is restricted to 2.5 metres if it is to be permitted development.” note particularly the “if within 2 meters of the boundary (which mine will be, but more than 1m ) then the 2.5m height limit is for the whole development”. anyone?

A chap who used to be here, .Jeremy Harris, used to get stuff from China, he cited electrical equipment as a possible problem with safety and used to take stuff apart to see if it was safe (a lot was not). He once asked about certificates and was told “we will print whatever you want to see” (I.e. fake) the best one was he complained about a product that had a “CE” mark on it and was told “CE” stood for “Chinese Export” 🤷♂️
