No, I am going through planning simply to be nearer than 2 mtrs but more than 1 meter from the neighbours wall with a hip roof, if they don’t give me planning permission I will build a flat roof which comes under PD. It’s not worth the agro of building regs fir just a few sq mtrs.

Can’t be arsed with building regs fir such a small garage, less than 30 sq m it is going to be 👍

As it’s within 2 meters I need planning because the ridge is over 2.5m high. I am thinking of applying for planning permission with the caveat that if it’s refused I will built it with a flat roof under permitted development but it won’t look as good 🤷‍♂️

I don’t think so if still more than 1 meter away from the boundary which it will be. Not that I am aware, it will be permitted development if over 2 meters from the boundary which it will not, or, if not (but over 1 meter) it will not be higher than 2.5m (which it will be).

Well my build was refused four times by the bl@@dy planners but passed by the Secretary of State at appeal, I have had loads of compliments from passers by in fact not one complaint or negative comment, it is “chocolate box cottage “esk people have even said “wow, who designed that?”, what do planners know 🤷‍♂️.
