I think my paint bill just materials for my mine, 2500 sqft, was just under £400. That's all the paint for the walls, all the skirting and the Danish for the doors and stairs. Took me 2 weeks and It was the most hateful mind numbing job I done during the build. So your price would be a winner esp as he has a gd drive to get to you.

Murdock's rep came out and measured mine twice and was calling in saying he could beat Lowdens for price on materials. Let him price the roof up and phoned twice but never got a call back so they got a f off from me. Did you price Ats in Portadown that's who done mine or Quinn building supplies near Cookstown.

I done exactly the same as on off, I just put a 100mm drain to a large rectangular hole in the floor. Had it boxed off to let the screed get put in which bought me enough time to let my wife make up her mind what she wanted. When time came I marked where the waste was in the tray and dug a slot out of the floor insulation and ran a 50mm waste to the 100mm drain. When the tray was set I made up a bucket of concrete and filled in the gap.

Hire one in for a day and strip a bit of the site. It's not as easy as it looks. It's a skill to be able to dig a trench with a nice level bottom. It's not a job for a complete novice. Way too many things that could go wrong.

Don't get any on your arms if you are hairy, it's not nice removing it.

That green tape is sticky as. Once stuck its pretty much stuck for life.

What about the house auctions where you can set the reserve to suit what your minimum amount would be.

Drive around your area and see what new builds are going on at the moment. Might be some you like the look/ shape of. Some sites will have a board on the fence with an architect's details on it.Take pictures of any or even other houses you like for when you go to see one. List what you like about your present house, size of rooms, window size or position , hallways etc and then list the stuff you hate. Remember that when you go to see an architect that you want him to use all your information to design YOUR dream house not his. If you don't think you and him/her will be able to work together or is just not listening then walk away.

Put it like this most people me included before they spend a hundred odd quid on a hotel room check TripAdvisor for a review to get a feel for the place . Same thing if you are buying a car even. You're going to be spending a lot of money on this place so a survey in my books is essential. Might find it's in a good state or it might turn up a lot of issues, either way I would want to know.

Pic 1. you will need to fill the gap first with maybe more insulation or even timber. To seal it you will need to use an airtight tape like you would use to bond to block work. If stuck to the bricks and the timber it can flex. Cover with plasterboard and skim it. You will always have a crack here as the timber and bricks will shrink and move differently. Pic2. As you say ply with tape but sealing up between the joists won't be easy. Will be a time consuming job to cut all the shapes out. Pic 4. Return the celotex and buy some acoustic rock wool to suit your depth. Pic 5. You can wedge some sheet insulation off cuts in. It's only to keep the screeds separate. Don't forget to continue the edge strip down so the Screed is not against the wood. Don't want to be heating the wall up to. -
As I was tiling and flooring the house I didn't bother protecting it. The plasterers will love you when the cardboard gets wet.

Wait till you're finishing the house off and see the amount of cardboard you end up with. I got a metal drum and burnt it as I was getting suspicious looks from going to the tip so much. They thought I was a business I was dumping that much.

Mine is a Fronius. Has a display on it where you can cycle through all the options and gives you a graph charting the day's generation. Can put a USB stick into it and download more detailed data if you feel the need. Works away and has given no reason for concern so far.
