  2. At a first glance you will want to consider doing something with the huge void between the ceiling and the underside of the warm roof, where all your expensive heat will exit via the eaves.
  3. I have always done the same on all property renovations. A tupperware box, usually with a small Teddybear, Some photos, with names of the family, and a note telling the finder a bit about us. I also put our first Dogs collar and tag, around the trunk of a Silver Birch tree that we planted, to remember him. When we sold, the leather had been enveloped into the growth of the trunk, with just the name tag sticking out. The people who we sold the house to, who remained friends, told us that the name tag recently got enveloped by the trunk. They have not done any major alterations. So the tupperware box is still inside One of the stud walls. We also built in secret, letterbox sized connections, between the Two of the bedrooms. There children had both these rooms, and we were told they were delighted when the found the secret connection between the rooms. It took them over Two years before they discovered them. We told them about the box in the wall, but have refused to tell them where it is.

  7. I was proposing UPVC frames, with tripple glazing. I am unfortunately proposing that my most glazed elevation is West facing. This means that i am currently failing my Part "O". I dont want shading by way of, shutters, overhangs, or external blinds. That leaves me with Solar Glass to mitigate the overheating. I usually use Modern UPVC for supplies, but as they are closed, i cant ring them, or find from the webside if they do solar glass. I know that everest now do tripple glazing as standard, but it says on the website that they dont do solar glass. Any idea of a firm that does decent UPVC, decent price, and solar glazing ? The house will be sold on completion, as i have permission for Two, and intend keeping the other One. Am i going to keel over when i find out the price of solar control glass ?

    There has to be a way that they are getting into your property. Cavity walls ? Internal holes that pipes go through ? I got some now banned poison from a retired, old boy rat man. I put loads of it in the ceiling where the buggers were. I mean loads. My daughter had 6 months of complete peace...... Then they came back. If they are getting into your house, then there is a route, and an internal hole letting them in. Find the internal hole. Like Arnie in Terminator.....They will be back...... I repeat. Find that hole. The only way to stop them, is to block the route. Best of Luck. They are discusting, and i can't blame your tennants for not being willing to put up with them. I removed 27 nests from One ceiling.
  15. @Roger440 Just watched that. Oh my, what a job. I have only done 3 epdm roof jobs for family over the last 10 years. My first One was a million times better than that. Shocking.
  16. Do you need the goalposts ? is there not enough room to simply bear the RSJ on the wall either side of the opening ?
  17. I dont have a clue, but would it not be easier / cheaper to just have a wider plate welded to the underside of the RSJ. to allow a larger bearing surface ?
  18. I will prob get shot down but, The house next to my daughters was rented by the boss of an EWI company. He new bugger all about much, but admitted to me that he started the company, just to cash in on government funds. He went from driving an old beater of a car, to a brand new Bentley, in about 18 months. I have seen a couple of the install, his company did, and frankly, that put me off EWI
  19. You did well. They can be a total pain in the butt about wardrobes. I got done once for £22k in vat, re wardrobes.
  20. Councils, and indeed planning officers differ. Some want a set back, like your current garage, and some will be ok with being flush with the main front wall. As for the roof. Again, some like it tied in at a lower level, others will be ok with you going to existing ridge height. A local bod, to do your planning drawings will probably have dealt with your council before, and will be the best person to give you a steer. If it's going to be refused, the planning officer might give you a chance to withdraw the application. Which might, i believe give you a second free go. If the appplication gets refused, than there are no free goes. It's pay again time.
  21. Personally, i cant see that a stud wall running either across joists, or alongside inbetween joists is going to add much load, unless it is also going to be holding up the roof. Put a few noggins in the parallel section, but where it is running across joists, i wouldn't bother.
  22. Right, i was previously told by the planning officer, to do my outbuildings, shed, dog kennel, etc. Before i started work on the planning permission. (However, i did have existing PD rights. ) He said to send him a few photos, and a map, showing where they were on the plot, and he would mark the records that they had been built, before the development started. i thought that was dodgy, because obviously, the new buildings would not be on the passed plans ! But, that is what he said to do.
