Sit the beams on a continuous strip of DPM. It's cheap FFS, and don't forget to seal the ends of the beams which is now a Building regs requirement -

I'm not a fan of level thresholds. As a minimum, I would want a linear drain where any outside fixture is brought up to the height of the DPC. -

Thats so true.I have got LP's and cassettes I can't play. Reel to reel tapes of my own music, (that I paid thousands of pounds to record ) that I can't play. Photos on phones and old computers that i can't access. Mini, and Dat, and video tapes, that I can't play. Compact discs, etc, etc. Even cars are over complicated. One small wire broken only son in laws car, made it drive like crap. Drop its fuel consumption considerably, Soot up internally, and fail its mot on emissions. All without even giving him a dash light warning. Technology is over rated without question IMO

You may have twisted the frame when fitting it ? That would cause the problem that you have. You may be able to adjust it by using the hinges in and out adjustment . The pin in the hinge is often like a cam. Be careful though. you may find that the seal no longer touches the frame on the hinge side if you adjust it too much. That will then cause a draft internally.

I told the council to demonstrate that they owned, and maintained the grass verge. They could do neither. I then pointed out that regardless of ownership, the residents would ,by adverse rights, having maintained the land forever, now have a right to claim it as there own, if they so chose to. Find out, who, if anybody, pays the tractor man.

If you and your neighbours left the grass to grow, he might be being paid to cut that at the same time as the hedge? Where I am the council maintains nothing.So I was able to tell them to F-off. Worth your while finding out

He might do it on behalf of the council for a fee, rather than because he likes playing on the tractor. That might put a spanner in the works for you.

Then ring the council and tell them to remove the stupid wording / condition . Plenty of info out there about putting a crossover from your land to an unclassified road.

If the road is unclassified, and you either own the land up to the tarmac , or the council own the Green verge, but don't maintain it, you can put a crossover anywhere from your land to the road without permission.

So the road is unclassified. Do the council maintain the Greenstrip next to the tarmac ? If they don't maintain it, you can tell them to f-off

Try looking it up on the internet . I can't remember the site. Just type in is, blah, blah, and full postcode a classified road

Look, I can put you in touch with One of the countries top land surveyors. He will charge you £10k to come and visit. Take a look, get your map off you. Check for points of origin. Then, tell you you are wasting your time in relation to the boundary. If you are insistent that you are right, he will represent you in court. Another £10k. You will also need a top barrister for a couple of days, £20k. So for you £40k you will get a couple of days in court. All the other side have to do is introduce One small , tiny, matter that shows that your case can't be proved, and you will loose. There is no balance of probability. Chances are, you will loose, and will be made to pay £40k costs to your neighbour. I can think of a lot better things to do with £80k of your money. Do yourself a massive favour, and get over it. You have plenty of visibility , unless you drive like a total twat. You are not going to get anywhere on here.. Give us a shout when you are down £80k, and we can all offer a shoulder to cry on. Sometimes in life, things just are not perfect. Get over it. More important things like your health, etc, in life.

No, that is not a point of origin. The house came after the map. A point of origin has to be in position before the map was drawn up. How do you know that the house was built in the exact place it is shown the map ? If the map has no points of origin, then it is worthless..... I'm just telling you what the Judge will say to you.

That is a sin. I spent years making expensive hand built furniture. If a potential client asked me to stain something.......They never became a client. Celebrate wood, don't kill it. -
Right. In an effort to actually get somewhere. Answer the following. When is your map dated ? Does it have clear points of origin marked, are are they still there, inorder that they can be used to set out today ? (as if there was no house, wall, etc, on site ?
