  1. I think it's like lots of things these days my friend. I have mains drainage. One pipe that comes into my land from the lane outside. I'm responsible for all the pipework on my land going to various buildings etc. If if blocks up on my land, it is down to me to sort it out. I can do what i like with those pipes. Extend them etc, as long as i do it to building Regs. However, if i want to put a new manhole, just inside my boundary, and provide a new branch, to take the waste from a new, stand alone property, on my land, i have to apply for permission. It's just Big Brother......You are being watched. The satillites are hovering over Bristol.....
  2. An old thread, but relevant so...... What a malarky.... My wife who is a lot brighter than me, is currently trying to get her head around Biodiversity net gain. She completed the building regs part "O" to a high standard and got a pass for our previous planning for One large house. We now have permission for Two houses on the site which is preferable to us. I said to her, no bother, we will put a couple of swift boxes in each house, and a native hedge between each property when dividing the plot, either side of a wire fence. We can put holes in the fences on all sides to allow wildlife highways, and a few bird boxes attached to the wire fencing that surrounds the plot. Each plot is about .25acres. She tells me that bird boxes, holes in fences, swift boxes etc, count for nothing ! So i might as well block up all my existing entry ways that currently allow in Deer, to eat the hedge, Badgers, who dig up the lawn. Rabbits who spend all day eating my grass, and Foxes, who come in to eat the rabbits, or the chicken carcass that i leave out for them. I have already planted 300ft of laurel hedging to Two sides, which is now about 10ft tall. Should have left the hedging as i'm sure that would have counted. Anyway, rant over. What concerns me the most, is this 30 years bit for monitoring. I won't be alive then, and i don't want some stupid covenant on my house saying that any future occupant has to spend a minimum of 10 minutes a day, talking to the plants, and stroking the bluebells. Even worse, I don't want the council saying that because it is a private garden, they can't monitor it, and therefore i have to buy off site credits. Has anybody had any recent expierience of this ? Or can recommend any good reading on the matter. Thanks in advance.
  3. I am going to have to wait for some time until i can get acurate quotes for services, so i am having a guess. i already have the following services on site. 3 Phase electricity. Water. gas. Mains drainage. These services will service One of the new houses. The services are all located in the lane outside, so the maximum distance to the boundary would be about 6 meters. I would do all digging on my land. I'm guessing at the following costs for bringing new services in for the second new house, and i'm guessing at the following prices. Anybody have any idea if i might be in the right ballpark ? 3 phase electric £25k Water £5k Gas £1k . I think the cost is still subsidised. Mains drainage £10k. I do have the option of splitting the foul drainage, within my land. Although i believe i would need Thames Water approval for that. I believe i might be able to have the 3Phase split. Again within my own land, to provide a single phase to each house. Although, i would have to have that confirmed.

  6. I'm rubbish with computers, but i have just looked up the manual on line. The drain off is clearly shown in the manual. Google is your friend
  7. Can i be honest. I would be dissapointed if that was the finish that my plasterer left for me. I'd be putting a coat of easy fill over that. Then a large rotary sander with a very fine grit paper to get it better than what it is now. Sorry, if i'm the odd One out.
  8. Which do you think might cost more. 1. house built of brick 2. house built of blocks. With say the top half clad in a cement board, and the bottom half rendered. I'm going to cost up both ways, but my thoughts before i start..... Scaffold up. Brick built. Job done. Or Scaffold up. Block built. scaffold has to stay up for cladding top half, and rendering of bottom half. Although i would pay more for labour with brick built, and the additional cost of bricks over blocks. My guess will be that brick built will be cheaper....
  9. To be honest, i doubt it. If the floor has got wet and is knackered, it will need taking up. Any tiles that are moving are never going to seal.

  12. I'm a lapsed Catholic. Even at a very young age, i thought a bloke in a frock, had to be dodgy. When i was about Seven, the priest asked my mum if i wanted to be an alter boy. (I was a good looking little blighter) I refused point blank. Once i was about 11, i refused to go to church. You would be shocked to realise how far water could track back. It's why we have drip strips on window cills because of exactly that.

  15. Just as a, "don't give up hope". Six months and Three days after my planning application was validated. I got my planning application passed. What might be of use to some other people, is that i'm in Greenbelt. I have managed to turn a small bungalow, and a posh shed. which total about 850 square foot. Into Two, Two story houses of about 1700 square foot each. This is despite local objections from Parish Councillors, District Councillors, and Neighbours. I did this by using several people, who worked on my behalf. A local "Face" managed to convince the Parish council to offer a, No comment, to the application. Another local "Face" to convince the district councillor, to not call the application in. Finally, a planning consultant, to respond to the 27 page objection put forward by the neighbour. However, i think what helped more than anything was the Governments, Grey Belt introductiion. This allowed the planning officer to conclude that both houses together, would cause very little additional harm to the Greenbelt. There is obviously a lot more to the whole situatioin with regards my various applications, over the years, But i wanted to bring to the attention of anybody looking to develope within the Greenbelt that "Greybelt" may well turn out to be your friend, when it comes to your application.   17. You could have a simple set of sliding doors (like bedroom robe doors). Perhaps a triple. you are not going to be going in there very much, fingers crossed. Easy to lift out of the bottom track if you need to for servicing etc. I would think that would be much cheaper ?
  18. Try and make sure you get full extension runners. You dont want half the drawer left in the carcass.
  19. Could you do the extension above in timber frame. Stick built. Clad on the outside ? That way you would not be putting much additional load on the foundations.
  20. Best of luck. I grew up in Sunny Cricklewood. NW2. Some of the hardest things these days, must be getting deliveries to site, and off loaded. We love pictures. So if you have any of your progress, post them up. Have you been living and renovating the property at the same time. Are all your personal items covered in a layer of dust ? If not are you sure you are doing things properly ? Welcome to the site.

  22. Well i live in semi-rural. I've got 3 phase running just the other side of the ditch outside my existing bungalow. I currently have 3 phase connected to the existing bungalow, although only a single phase metered. So, here's hoping i can get a nice cheap price to bring me in a new 3 phase supply for the new house that i will be building alongside the existing place. I bet i am not going to get life so easy.
  23. Can you plant something on your land, to block the view ?
  24. One thing i will say, is that that is a great entry point for rats, into your cavity. what ever you do, make sure you close that up with stainless steel mesh, or something else. Peace of mind will be better than rats. Believe me.
