  1. I am in the process of a property and wanted to get some information relating to how to check if a wall crack is a serious structural issue or a general plaster/render cracking. I do plan to get a home survey report, but not sure if they will actually have enough information to get a real idea about any potential issue. I wonder if anyone with enough experience can tell by looking at this picture if this crack is anything structural or a general plaster/render crack that could be filled ? For information this crack only appears externally and not internally. I would greatly appreciate any feedback. Thanks Rav
  2. Does anyone know if there are blank MCB covers for old type Wylex consumer unit. I believe it takes the plug-in MCB's (BSEN60898) I have looked around online, but not sure what exactly to look for. If anyone knows where I can find them that would be much appreciated. I have attached a picture for clarification.
  3. Dear Temp Many thanks for your response. To answer your query above; They did not specifically mention if this was permitted development or not, but we did go through the laws and believe it does fall under permitted development. I have put the details below with a sketch I made for the builders. Perhaps you would be so kind to take a look and give your opinion: Ours is a 3 bed semi-detached property. The extension is a single story 3 meters to the rear in length and the full width of the original house. We want a pitched roof, but will not exceed 4 meters in height. I hope I have given you enough information here, but let me know I you need any more details. Your advise is much appreciated. Ravi
  4. Hello Dear Members One year ago we made an application with the local council for prior approval for a 4 meter single story rear extension under permitted development with the required drawings. This was validated by the council and we got the approval with the decision as 'Prior Approval Not Required'. However due to all the events that took place in the word last year, we could not proceed with the work. Now we are planning to go ahead with the work, but with slightly altered 3 meters extension instead of the original 4 meters. There are no other major changes in the structure of the extension, except for internal layout. We do plan to get new drawings done for the purpose of Building Regulation Inspections and builders work. The question is, do we need to reapply to the council again for prior approval under permitted development, or inform the council any any formal way ? Or can we proceed with the approval we already got previously ? Many thanks for your advice. Ravi
  5. We are gutting out our old kitchen to put a new one including all new oven hob, fridge freezer, dish washer, ext, ext.. The issue is our consumer unit is an old Wylex BS 5486 (no RCD's) and looks like the lighting circuit does not have earth, only live and neutral. I am keen to upgrade the consumer unit, however not that keen to start a full rewiring project for the lighting circuit. Is it possible for me to upgrade the consumer unit but keep the old lighting circuit on 6a MCB's in the new consumer unit ? or Keep the old lighting circuit on the old consumer unit and move the power circuits and all the new kitchen equipment onto a new consumer unit ? In other words having 2 consumer units ? What other options would I have, if I dont want to rewire the old lighting circuit ? Much appreciated
  6. We are planning a single story rear extension on our semi-detached property under permitted development. The extension will create a new wall adjacent to the neighbours boundary line, but wholly on our land. Even though the foundation will have to be excavated within 3 meters of the neighbour's property, as per our building regulation drawings, it will be to the maximum depth of 1 meters, which I believe should not be deeper than the neighbours foundation (the adjoining property is a 1950's 2 story house with no extensions). Firstly is there an easy way to find out the depth of the adjoining property foundation ? And if it is no more than 1 meters, then does that mean a Party Wall Agreement is not required ? Would be most grateful for any information.
  7. I have just drawn up plans for a single story rear extension on my 3 bed semi. Sadly my neighbour died recently and I have learned that the property is on probate. In the mean time I have served a "line of junction notice - new wall astride the boundary" using the example letter 4 available from the Ministry of Housing, Communities & Local Government website. Since I don't know who the new owner is I addressed it to the "Home Owner" and handed it to the deceased sister-in-law, who will be sending it to the next of kin. Under the present situation, I would not expect to get any response to this any time soon. The notice that I served states that in the event of "No Consent", (and as per my plans) I will build the new wall wholly on my land and up to the boundary line after the notice period for a response has lapsed. I do intend to appoint a Party Wall Surveyor for this, but before I do that I wanted to ask the question here, to try and get some information as to when I can expect to start the work. So my question is, after I have appointed the surveyor, can I start the work ? or will I have to wait till the property ownership gets resolved either through the sale of the property or inheritance by a next of kin or by some other means ? Any advice and information would be most appreciated.
