Has anybody got any recent experience of using buildzone building control ? to be honest, i have read a lot of horror stories online about trying to get an inspector on site etc. They seem to offer a service where you can pay extra to get a visit in 5 days ! Not a lot of use if you have nice deep trenches open, and it's peeing down with rain. That's why i have always liked Labc. Ring before 10am, and get a same day visit. The reviews i have read, are putting me off using them.
  3. So i currently have a 3 Phase supply. Only 1 phase is in use, and i get a cheaper rate electricty during the night. I am planning on having this moved to the new garage, and mounted on an external wall. I think i will need a larger in wall meter box ? I have to fit an electric car charger as a condition. Would you fit a larger 22kw charger, or a slow One ? Would a fast charger be a good selling point ? I expect i will sell when completed, as i have no need for a large house anymore. Thanks for your help.
  4. The first thing i would ask is what was quoted on the estimate ?
  5. You either need a structural engineer to advise you, or you need to leave it well alone. That's a trussed roof. You can't just start cutting bits out. End of conversation i'm afraid.

  7. @nod Don't forget that the new building regs require that all the hot pipe, (even within the heated envelope) are lagged now.
  8. There was a case, not that long ago, but i can't find the details. The planning inspector stood on the public highway, stretched out his arm, and could not touch the fence. He ruled that therefore the fence was not adjacent to the highway. His opinion was "what was considered adjacent" (how far back was the fence). It would be worth finding that appeal if you can.

  13. I agree with @jayc89 builders i know are slowing down re quoting for new work. Builders merchants sales are going to be falling in the next 6 months. I will not be loyal to any, and will shop around and bash each of them off each other. I have already told my bricklayer that his rates are to high, and he has asked me to discuss before giving the build to somebody else. He admits that his work is starting to tail off. As he said a lot of his clients are homeowners borrowing 100 to 200K to extend and refurbish. Previously borrowing at 1%, and now just not borrowing, and not having the work done.

  15. No. internal bladder provides the boost untill the incoming pressure equals the outgoing pressure. Then it re-charges via the water mains.
  16. So taking on board what people have said in relation to my previous posts about water, incoming, use, heating etc. This morning i had a chat with my local water company. If i lay a new plastic 25mm pipe, the water company will re-new my existing connection (lead) from the mains for FREE. If i want a larger connection to the mains, i have to pay. The lovely lady had a look and estimated about 6 grand. (gulp) The plan at present is to fit an unventilated cylinder to supply my showers .I wanted the ability to run all 4 showers potentially at the same time, but understand that this may not be possible. After all the cylinder can only put out at the same rate that water is being put in. Therefore, if i had 3 x 8 liter per min, and 1 x 12 liter per min shower, that would be a total requirement of 36 l per min, and that's without the cold water draw to each of those shower outlets. If i was to say, use a 300l hot tank, heated to say 55degrees, i think that would give me enough water for all showers at say 8mins. (288l of water if all drawn at 55, which obviously it wouldn't be. Regardless, of how it is all plumbed, i doubt that a new 25mm mdlp pipe which is quoted as 1.6l/s......31.2l/min would be able to keep up, given the distance it needs to travel from the boundary. Has any body ever had any luck in getting the actual boys doing the connection in the road to increase the size of the connection to say 32mm for Tea, biscuits, and a wedge of cash ? I don't have a water meter, so it would just be a slightly bigger stop tap. The rates quoted for 32mm mdlp seem much better than 25mm. I know that regardless, i may need accumulators to be fitted, or a large storage tank and pump.
  17. "Bit like a car radiator" You can make that on the 40mm exit pipe. Use a straight solweld pipe connector. Cut a 3mm ring, and glue it on the end.

  20. @jayc89 prob a bit silly, but my current crappy bungalow has a 9kw electric shower, lead main 80 years old. Wife always complained that she could not get the shampoo out of her hair. I swapped the shower head for One that we had around, (i assume a shed purchase) It's like a totally different shower. Now my small brain tells me that it is only delivering the same amount of water, but at a higher pressure and is so much better. I assume that the shower head must have much smaller outlet holes?
  21. Least of my problems @JohnMo Trying to find a blinking engineer / competent person is hard enough work. Shame we don't have a resident bod on here. I don't mind paying.
  22. So with 4 showers, i am going to be looking for a peak demand of 40L per min. Oh, for a decent water engineer. Going to reach out to another One today.
  23. I think i get what @Nickfromwales is saying. If say i want to run 4 showers at the same time (3 x 8 and 1 x 12 litres) that is a total of 36L. That is a lot of water being delivered at the same time, and so will need 36L of being delivered into the system behind it, in order to push it through. Sounds like a problem.
  24. I do intend getting a larger mains connected. @Nickfromwales Currently looking for somebody to "design" my water system, but despite reaching out to several engineers, i'm struggling to find someone.
