  2. We would need a lot more information. Construction etc, and we are not experts. You could do an injected damp proof course yourself for a few hundred quid. I did One on my daughters several years ago. plaster dried out, and no sign of damp since.
  3. Rentakill are not going to come around and do a free survey, and say "The guttering is blocked, sort that and you will be fine" Every survey they do today, will require a load of work to be done. That's how they make money.

    @Onoff the smell when I took the facia boards off was bloody disgusting. I thought she was a right moan. I didn't tell her about all the nests.

    I cleared out about 25 nests, so it was a bigger problem than I thought. I put a gallon of white vinegar into the cavity. Poured onto the fluffy stuff. The smell apparently deters them for a time

    So while I have been away, my daughter told me that the rats were back in her kitchen ceiling. Now I expect they are getting into the walls by the lintels over the drains. The trouble is that the path is concrete, and to access the soil pipe and lintels I am going to have to break that up. Unfortunately that is on the neighbours land. I will have to sort that at the end of the day, but in the meantime, as the extension is 90's cavity, I guess they are getting into the cavity, and climbing up, then having a party in the ceiling. The extension needed some new facia boards. I took the opportunity to block off the top of the cavity (which I believe is now a recommendation in building regs.) I used a roll of stainless steel mesh. It has solved the problem although I expect they are still in the walls. I will sort that when I get a chance to sort with the neighbour about digging the path up.
  11. On the bottom, I would do as Mr Punter.
  12. Not much of an overhang into the cavity. My understanding of building regs is a minimum of 30mm of frame into the insulation. (could be wrong). However, the more you can get into the layer of insulation the less of a cold bridge you will have. Consider having frame extenders to each side of the doors, and fitting insulated plasterboard to the inside reveals, and the head if you have room.

  17. Good morning. Been quite some time. I doubt anybody will remember me, but I used to enjoy participating on the forum. Only reason I disappeared a couple of years ago was, wife got ill, and to be honest, I found myself getting depressed. I don't think I even realised the depression, until I came out the other side.....I have missed giving Pocster a hard time for his solweld skills though. I hope all of your projects are going well. I must say, I'm looking forward to being back. The skill and knowledge level on the site has always been fantastic. Together with the willingness to share that knowledge, and the pitfalls, and good times. The only thing that would be useful to me at the present time would be if anybody has any recommendations for a really good planning consultant in the Hertfordshire area.   20. Planning can really get you down. I would rather see a definitive distinction between old and new Architecture. Council want everything to look like something that went before. Sad mistake in my opinion. Our lead planning officer simply refuses anything that the PC object to. Make his life easy. Sad little twat has no mind of his own.
  21. Not a problem, the heat will hit the bench seat and be forced out into the room. Just like a rad box without a front.
  22. As the boards are made up from timber fingers they just cover themselves incase when cut into, or put a curve on the end, you might encounter a really light or dark bit of grain, which is common with Walnut.
  23. Been a while since I saw some of those glass blocks. I kinda like them in the right circumstances.

  25. Main electrics are going in detached garage. I'm going to need a sub main run to the main house. Going between the garage and the house, I will bury it 450 to 600mm deep. Once inside the house can I lay it across the ground to the other side of the building, under the block and beam, or do I need to bury it. Thanks
