How much money are we talking about re the scaffold tower ? My understanding is that that is the main issue ? Did you have some scratched kitchen doors ? have you replaced them, and knocked the cost off your outstanding bill ? Sometimes I wonder if you might be better to get everything finished and signed off. Then ask them for a refund of the scaffold tower hire, that you don't consider you should pay for. If you think you then have a case, take them to the small claims court ? I am just wondering if you would have been better off that way Do you have enough money outstanding to get everything finished and signed off ? If you have. give them no more money, and get all the work finished yourself. Advise them that you are going to do that. They are never going to come back to you in the future. If you end up in small claims, present your bills for the work you have had to had completed in order to finish the job. Thats why you should always have an amount retained until everything is completed.....

perhaps, your planning consultant is quite happy for the application to get refused, and go to appeal. That way they will get to charge you a load more money for a further planning statement etc. £££££ Just saying.

Thats because the overworked / lazy, planning officers don't look at the application until the last minute . So having a query from highways Two weeks before that means nothing except that the planning officer is not doing a good job.

If you were to set them back further, you would need to make sure you were getting deep cills.

I think the way @JohnMo has done it, is the only way that will look decent. The only other way I can think of is to do it as the picture above , but set the window back further in the frame, and fit say a cladding to the sides and head, that would match the window colour. Bring the cladding out to the edge of the stone. The only other thing I would say, is that if you bring the windows forward, you might be bringing them outside the insulated envelope. BRegs say the frames should overlap the insulation by 30mm. You can combat this by fitting insulated plasterboard to the reveals inside. You just need to think about not creating thermal cold spots.

The problem with both the NPPF, and the Local Policies are written in such an ambiguous way, that effectively allow for interpretation . (done on purpose to keep the Law sector employed ? ). Also, perhaps to prevent the overworked, and underpaid (crappy, and lazy) planning officers from being accused of getting it wrong. It is quite easy to find cases with any local authority, where applications for very similar proposals, are refused by One officer, and granted by another. The system is broken IMO.

The flooring also has a micro bevel edge. I have laid solid oak herringbone flooring, and used the old dust and glue method to seal up small gaps. If you try doing that, you are going to have to try and put the micro bevel back in. Sounds like a nightmare. I'd leave well alone if your gaps are as small as that shown.

It's about a million years ago that I was Corgi registered for gas. We always used to sleeve pipes through walls. 15mm through 22mm. 22mm through 28mm etc. Are you really allowed to put pipes through walls with no protection these days ?
