  3. I thought the NPPF said "Village" and didn't mention "Settlement Boundary" ???? I'd be buying that bit of land pronto. The definition for infill has been reduced from 6 houses, to a row of 3. That is infill all day long.....Buy it. Get a decent planning consultant and you should be sorted. Don't forget, if infill, the effect on the Greenbelt no longer has to be considered. It's not isolated and will be considered sustainable , because it is within a row of existing house. Because it is in the middle of other houses it does not encroach into the open countryside. Is it cheap ??????? Buy it, and hurry up, before somebody else does. The only reason it has failed in the passed is because the application has not been framed properly. Hurry up. Stop reading. Buy it. Quickly .

  5. It's a good few years ago, but just wanted to say. HSE are not like your underfunded (Lazy) council. They don't take being fobbed off, or take any $hit. I'd forgotten about them until @torre mentioned it. Give them a call ASAP. Tell them that the masonry almost hit your child.
  6. I would say that is more than One rat. I had them at my daughters. I used the stainless steel flap things, and told her to flush twice. Bit of a waste of water, but in a couple of years or more, they have never blocked. I have heard that they chew through the plastic Ones. The only problem she had was when a rat died in the soil pipe, swelled up and blocked it. Was a bugger to get it out, and the size of a small cat. I was talking to a BCO about why we surround the pipes with 10mm gravel. Stop them being crushed ? He said he suspected that it was because they can't tunnel through 10mm pea shingle, as it keeps collapsing on them. Apparently, underground, they follow the line of soil pipes because they know that that generally leads to lintels, which allows them access to cavity walls. horrid bar stewards.

  11. I think the value engineering is One of the problems. Rather than the best, we want the cheapest. Things are now designed to last for a certain period of time. There will be nothing to show on the Antiques Road show in 100 years, and Fiona, will be out of a job.

The problem is. You are a nice guy. You have a nice car on the drive. Your house looks nice from the street. That means that you have probably got a few nice watches inside, and a couple of laptops.   18. @DevilDamo Previously, when I applied for a NCS rear extension, I just stated "Up to 8 meters" If any of the neighbours had a problem they could have brought it up with the council.
  19. O.K I expect that what you now see is what will remain. That has not been put up as a temp until the roof is built underneath. These type of yards litter London. The good old back street garage. Council planning enforcement, Your local councillors, Your local M.P. You will be told, that's it's been there for years, and there is nothing that can be done about it. Would also be worth a call to Council environmental dept. They will be storing all sorts os $hite in there, oil, fluids, paints etc. They won't be complying with fireproof cabs etc. When I was a kid in London, a lot of my mates worked in places like that.
  20. It's such a shame that Warmcell seems so hard to get done, and costly. In America, they seem to sell the stuff in Home Depot, and have the machines instore for hire. DIY in a weekend.
  21. I know these look smart, and have been around for years. However, I have never fitted them for myself. I wouldn't call it open heart surgery, more like keyhole surgery. I'm not going to start fitting them anytime soon. They are a pain in the butt IMO. Best of luck with it. They are not fit for purpose with my size hands.

  23. First of all I think you are right to consider moving the steps. They look like proper ankle breakers. A double, double garage. You lucky blighter. A wall about a foot away to hold back the path would be good, or perhaps an injected dpm above the part height.
