  1. Has the SE stated the reason for the design change ? Surely you would have had to resubmit to building control Or did he handle that side How much extra cost is involved?
  2. Very true We used full fill the first time round and pir this time Pir is better But has to be installed with care I’m not keen on blown beads as it tends to settle
  3. Yes that’s fine 50 mil works great with a render bead Giving a 65 mil outer reveal
  4. Leaving 50 mil on the outside reveal for the render or face brick is the ideal and works well on the inside fixing straps
  5. Probably now is a good time to self build Material prices have settled The majority of housing sites are working to sales and mortgage rates seemed to have peaked I wouldn’t envisage labour prices going down But contractors will have to base there quotes on hours spent rather than thinking of price and doubling I wouldn’t imagine land prices will drop Much But at least it gives you time to think before buying
  6. Get the quote Then provide proof of your zero treated status As you can’t reclaim afterwards
  7. Unfortunately like Solar panels before We are going to see lots of mis selling cases With the majority of companies claiming that by moving from gas to a HP will slash your bills In reality HPs arnt suitable for the majority of homes Making sure that your loft is well insulated and and around door and windows are as airtight as possible
  8. Plus 1 Probably not your fault Your Architect needs Shooting
  9. The door between the house and your internal garage The rest are fine unless your over three floors
  10. Yes what you are suggesting Will work without any real issues
  11. There are Echo options But expect to pay more money
  12. Especially so with the porcelain planks The Italian planks are more realistic prints and usually have 16-25 variations of pattern Most shop prices are 45-55 Expect to drop down to 30-33
  13. Perhaps they should be doing it I presume they have guaranteed there work What they are suggesting is pretty stupid If you where to go to the trouble of digging a trench that deep It would be cheaper and more e drive to fix a tank inking membrane against the exterior and backfill with pea gravel and add a drain at the same time Get then back to do the job properly
  14. You don’t need to insure contractors but you do need to insure the building Your basic build insurance will cover the building fire and theft and your liability should anyone wander on and injure themselves Id definitely insurer the building against fire and flood

    Damp stone wall

As I say The Ossy is far better than the chemical The chemical works fine The free paper adds killed our business overnight With so called pros undercutting us by 70% Virtually what we were paying for the materials Over a six month period we had seven gangs covering three new jobs per week A typical dpc would be done over four days With a product guarantee of 25 year and our no quibble guarantee of one year Then all these adds appeared Typical home £200 NO vat Cash fully damp proofed 25 year guarantee certificate of course they didn’t cure the damp But the homeowner had got there mortgage and saved 500 quid A real shame as it was a great business Even the banks and building societies dropped as we had suddenly become to expensive

We where doing around 70 damp courses a month Perhaps around 10 of those where Osmo Whilst they where more expensive We never had any call backs

    Damp stone wall

I used to own a 50% stake in a large damp proofing company and we only used electro Osmosis on stone walls We never found the silicon injection or creams to be totally be effective
  19. Let’s be clear Tile leveling systems where brought in for large format tiles There not needed for normal sized tiles
  20. From experience I would look at the perimeter and check your not snagged under a skirting or round a door casing It looks more likely than moisture
  21. Better photo needed Sunlight will make any floor look uneven
  22. Ah redesign the house build then live in it Planning consultant and architect Whilst they are not responsible for the cil submission They should have pointed out that starting any work would leave her open to the full cil levy
  23. Unfortunately Your second sentence tells otherwise By not intending to live in the house as your main residence for a minimum of three years after BC sign off You will be classed as a developer
