Go for one that is on most of the banks lists and the cheapest None of them pay out

I’ve said it so many times before That one of your main factors in keeping your cost m2 down is to shop around I’ve templates four large mirrors 8x4 each with cut outs Ive gone to a local grazing company that I’ve had an account with for 30 years Quote seemed a bit high So I thought I’d try another company that’s about the same size £900 difference None seem to to make the mirrors nowadays Both would just have to pick up the phone to the same company Then drop them off to me 900 on top of what ever else they are making isn’t a bad earner Suppliers just seem to think of a number now

Most definitely don’t There’s a number of reasons The first one being that the floor would be damaged marked or stained Also if anything is likely to move it’s the floor Chipping the bottoms of the wall tiles Also if the floor is running out which most are It’s neater to do the walls first

That’s correct Walls first
-
Yes Never tile the floor before the wall on any tiling job

On the top of the vent -
It’s not normal Why would you need to pay for the installation before the job has started Absolutely no incentive to do a good job

Fatigue is the main cause of mistakes by a self builder One that springs to mind was putting 22 mill pipe work in for the HP Luckily I hadn’t got round to insulting it I put the ducting in the wrong place in the floor for the kitchen island and realized while I was marking out for the HFH Back boxes for all the stats to shallow I did the same thing on our previous build Same friend pointed out my error Rushing Im sure there’s more Oh Just ordered some oak Wrote 200 instead of 2000 Supplier phoned me to ask if I was making beer mats 😁 -
Most tend to rely on SE drawings and rarely get involved with rooms

It’s a lot of money to to add details Lots of design ideas online I’m not sure what your budget is But we are sub 1000m2 for the second time Keep fees down is a good start Most of your design will be made workable by others Have a look at a typical Architects working drawing Foundations to be done by others Floors to be done by others Roof and steels to be done by others Modern design You will pay the Architect to add large runs of glass Be he or she won’t do the practical side of it Yes you’ve guessed it By others
-
It’s your design that matters Not there portfolio Most of the detailed drawings will be done by others Roof floors steels etc 15k is a lot to spend on design

We’ve use Protec again Around a 1000 Public Liability Fire vandalism and theft of site materials Once you start adding tools It bumps up The handy thing with Protec is They will let you add an extra three months on Structural warranties are a joke But necessary if you are like to sell Weve gone for a professional certificate this time £1500 -
