Your foundation design and any steel calcs should be done by a SE Ours also added to The Block and beam and floor joists design ( done by others) We were under 500 quid for everything -
She was putting 50% down So ok with the mortgage But it really spooked her Eventually the bank let her speak to the valuer He wouldn’t go into detail about how he arrived at his figure Just said that was his estimated valuation Quite lazy really

We’ve quite a lot of sold plots are coming back on the market locally With build costs high and house prices expected to fall Lenders are nervous

Quite interesting that the vendor has bought the plot and decided not to build They will have to take a hit on it Things where booming eighteen months ago

If the stud lands inside a joist We normally Use a piece of shallow track (Floor Track) Cut 50 mil in at either end the flattened Turn it upside down Set them at 600 and they will also carry your ceiling

Query on if this is right - Loft Insulation

This is virtually the same post as I put on yesterday Showing condensation at my daughters loft It definitely should be dry up there I’m on my way up there now There must be warm air getting into the loft This is ours that we built two years ago Just doing the same as most Getting rid of the x mas deco Freezing cold but dry -
I would suspect that there is adequate ventilation But you never no with mass produced housing I’m leaning towards the previous owners having the insulation striped out for the loft boarding Both where busy doctors So it’s unlikely they would have done of themselves

Good point also As I stated above the house is two years old The previous owner has boarded out the loft and will have certainly removed some of the insulation We put 500 mil down There certainly isn’t that Thanks for the replies I will update this when I’ve had chance to look

Ha ha It’s not happening on both side The hatch was my first thought I’ve asked her if it is warm up there Her reply was Freezing While I’m a builder she’s an accountant So warm air could be getting in Id expect everything to be cold up there there Ive never seen condensation that bad in a loft before I will no better tomorrow

Just had a call from our daughter Roof is leaking She’s recently moved into a two year old RedRow home From the photos it looks like pretty bad condensation She has inset solar panels on the opposite side of the roof All was dry up there when I fitted an Ariel 6 weeks ago Like most we’ve had freezing temps and a Flurry of snow this afternoon Im going up there tomorrow But the reason for posting is could it be anything to do with the solar Its so difficult to tell from photos But any input would help

Exactly Most of the large commercial jobs I tender for 90 minutes protection is specified for the tender So googling would make no difference We follow the spec which can vary Getting to my original point Single and two story are fine Anything over The beams need 60 minutes protection We are all on here to help with advise Not to trip each other up It’s quite common on other forums to have some fool with little to offer sitting waiting to try and trip people up Certainty not the norm on here

I think you need to read my advise more carefully and read what you have Googled again I’ve been designing and installing fire protection for over 30 years Just to recap on what I have already stated 2 story domestic needs no fire protection 3 story does I’m sure above will be googling away A little knowledge can be dangerous Check with BC

You only need to protect the steel on a domestic property if it is three story or more Same goes for fire doors I do a lot of fire protection as part of my business 99% commercial The idea is to create a fire compartment and isolate what ever you are protecting All fireproofing needs to be done before any services go in and the services just have to be worked around them If a duct or soil pipe has no way round the fire protected steel Then it must have its own fire protection On a three story house or a house with a basement BC will look for 1 hour plus protection Standard two story doesn’t need protection

The best and easiest way to do this is to use 50 mil MF studs Hung from the floor joists or the underside of the floor Then seal two layers of 15 mil FL to the underside of the floor and in and out of the joists It important that an air void is maintained between the steel and the PB Ill see if I can route any photos out from previous jobs

It’s normal to use 15 mil duplex plasterboard (foil backed) That will give you a vapor barrier without loosing headroom
