We’ve had this on both our builds it makes no difference if it’s habitable There using a law that was brought in to stop developers stock piling By not putting a kitchen and bath We had no stairs water or power Just a shell They gave us 6 weeks and we had to start paying 50% CT Then full CT months before we moved in There answer was Ah it’s not habitable But it could be Red Row can build a house start to finish in 8 weeks We put it in the hands of our solicitor and then they hit us with a 3k back CT Then offered to drop this if we agreed to 50 % almost immediately As we had had two months of arguing Good luck
  2. I’ve had poor results with Osmo But have used an Osmo base coat which seems to be a good fit Clear but protects the wood and inexpensive

Our last build had a pavement and grass verge and good splay vision Our highways simply said NO We ended up putting gates at the side of the house Some eight meters in BUT a build that was completed 12 months after ours (4years ago) Sited there’s at the edge of the pavement About 1 meter from a busy main road As clear as mud
  5. We’ve just done ours The magic number seems to be 3 meters We’ve set ours at 4 to allow a vehicle to safely stop if there’s no one home to open the gate We are on a country lane with no pavement and 60 mph limit
  6. 5 mil is correct I wouldn’t think UPV frame would expand or contract much Any less and you will struggle to plumb the frames up

  8. The vast majority of new homes use dpc trays If they are installed correctly and kept clean They will work fine You could use a high load dpc if you are looking for extra strength and durability

From memory on our previous build I had fairings made 70 mil to zero over 5 meters Outlets same as yours and created a slits bump where you have marked red Keep the outlets low and you will be fine I did ours over five years ago and apart from when leaves block the outlets never collects water
  21. It is a Structual warranty But apparently covers glass stairs soundproofing etc etc None of them ever pay out

  23. I alway start with the first row on its side Covering the first baton Then another baton 10 mil higher to catch the nail holes of the first vertical slate
