What seems to be happening local to me A sale is agreed and then the purchasers solicitor flags that the property is on a septic tank and needs to be replaced in order for the sale to go through Technically speaking the authorities can insist you change a septic tank But most seem to be doing via the sale route instead 12-15 thousand pounds seems to be the going rate -

You could put your own treatment plant in It may be a condition of sale for the seller to upgrade to a TP Or knock money off to do this -

Leaving the windows open won’t bother the plaster or screed -
I did this and just laid the copings on mortar The weight holds them in place

They are really the same thing Full fill More money on concrete less on bricklayers I full filled on our first build Largely due to wet conditions 1800 mil of concrete It made building the foundations for the BB quick and easy This time Mainly due to drainage I partially filled

Yea it’s a tricky one Our urgent build would come in at about a million at say 2500m2 turnkey Plus the land Which is way beyond the 350 which we have to spend The valuer that came round on Friday seemed to think that 2000 m2 turnkey was about right Im not so sure

We had our first build valued in order to market it in the next few weeks Completed 5 years ago 247m2 815m2 to build 155 k for the plot valued 750 k My question would be Is it valued at less than the current build cost? A similar plot nearby has just sold for 230k

Your comparing the real bottom end of the tile market If they are going on walls durability doesn’t really matter that much It’s worth looking in Rocia and Al Murad at dnd of lines Wickes tend to be end of lines I’ve seen good quality Italian tiles in there In limited quantities Topps are like used car salesmen

Yeah I had a load of timber over from a job and had two timber 4x2 racking walls across the first floor So I did the lot in a day

Basically wet plaster isn’t completely airtight Dot and dab if done correctly is just as airtight as wet plaster The feed back I get from wet plaster is it can feel quite cold in comparison As with our first build I will do all the plastering myself and could do wet plaster or dot and dab Wet plaster being much cheaper But I’ll dot and dab and skim again Times have moved on

9 boards are rubbish Definitely wouldn’t use them on a ceiling I definitely wouldn’t foam them to the celotex You need to cover the rafters with multi-Foil or use minimum of 70 mil insulated plasterboard

We didn’t vault any ceilings on our first But have vaulted three this time round and if your keen diyers like myself and my wife They don’t cost a fortune We have also self fitted three sets of sliders a days work including glazing
