  1. I used 247blinds for some rentals they were fine. Just blinds not shutters.
  2. I was asked but refused and thank goodness I did....would have made great TV to have all that trauma broadcast but would have tipped me over the edge having the world (not just BH) watching the debacle.

For me that bathroom is in the wrong place - I would swap study/snug and bathroom positions make the utility smaller to give more room for study/snug and build a ceiling in the utility to give some roof storage space as storage is very limited in the house and no garage. I would take down the wall between the kitchen and living room. Having said all that is there some rule that habitable rooms have to have an opening window? Roof light in present bathroom may not suffice to swap it into study/snug if so. Glad to see you have incorporated a tiny outdoor space for a table and chairs.
  5. @Dreadnaught MBC keep an eye on this forum so no doubt they will be head scratching and be onto you next week with a solution to the access....if they perceive it as a problem. That will just leave you with decision on which wall to go for based on cost/benefit which I think is about where this started.....I hope you are now somewhat further forward in that process at least.
  6. This was the machinery that was used by MBC to lift ours...quite small due to access restriction.
  7. If it is to be an MBC house then I think they provide the equipment so its their call as to what would be best in the confined space. Note their contract terms on damage caused and be on site the whole time to monitor it. If MBC are sugesting the alternative wall then maybe they are not confident in getting the other system down the narrow access. Have they made comment beyond the extra costs?
  8. How did you pay? If credit card then they should help if cash/cheque/bank transfer then you are in the queue with the other creditors. Feel for you, thats a rotten thing to happen.
  9. but if you have a narrow access road as we did the digger would have been running up and down it ad infinitum blocking everyones access and no doubt causing a bit of damage here and there

What I mean is if you order at the right time of a month and you have a 30 day credit account effectively it can be 2 months until you pay the BM hence you have the money in your account not theirs 2 months longer and that is really useful for cash flow as you get into big expenditure as build progresses. If using your builders account he would have that benefit not you as undoubtedly there would be a gap between when you paid him and he paid bm. our independent bm gave us good discounts easily matching ‘trade’ discounts and would price match. I couldnt get better with a cash account. I think you have to go and talk to them and see what you can negotiate.
  11. @Roz in my experience they all give the story about the discount on their account.....really they like to have the control of purchasing and scheduling and they get perks for how much they spend in a year etc. plus the cashflow advantages. I would go and open an account at a reputable local bm (not jewsons they are generally more expensive than anyone else), you will get a discount from them too plus you then have the advantage of not only vat reclaim but the cash flow which if managed can give you as much ad 60 days free credit. You can always give builder authority to order on the account and check it off from delivery notes to invoices.
  12. Ceilings are standard board, bathrooms are moisture resist and the special waterproof board in wet areas. Our bathrooms are fully tiled. Utility yes habito the same. We had nearly a pallet of habito left over so I have a very smart garage with walls boarded out in habito LOL..ok for hanging shelves in time I guess!
  13. Nail on head....installers who think they are too smart to follow the instructions! If (and when) they do install as recommended then its not a problem. btw its great I can hang anything anywhere and walls feel really solid too.
  14. @Dreadnaught we chose this wall system for practicality with access as the private drive that leads down to us is narrow (bin lorries dont come down) and lined by historic tpo’d yew trees.........we would never have got the bigger panels down. Some Tf companies were quoting us to crane panels off up the lane and bring them down one by one which would have been a real headache. In the event even though we chose the system that was easier to get on site the eps for slab came on a massive vehicle from Ireland. It had to go to nearby garden centre to be unloaded and then contents brought to site in smaller vehicles... I used good quality plasterboard which also helps with soundproofing. Our house is warm, comfortable and quiet. I have no regrets about choosing this wall system over the twin wall system. If you have an eye on sale in the future no estate agent is going to quote decrement delay in the sales particulars but the upgrade from double to triple glazing will be a big plus for a buyer.
  15. @DreadnaughtThe other thing to be aware of on the ceiling service void that the vcl membrane can pillow when filled with insulation and so you need to make sure its not pillowing down into the service void where your lights will sit......yes we had that too and had to make little wedges to prop it up and keep it clear..... Of course all of this is of no consequence to those with pitched roofs and loft spaces it is only relevant for flat roof or vaulted ceilings.
  16. Mine are tiny little led and needed more depth than MBC service void ...no-one notice the service void spec was so small for the ceiling. I am single storey too. If you know before hand you can get MBC to increase it but we did not so we were stuck with it and had to rectify as best we could. Lighting was already specced and everyone had had the drawings well in advance.....
  17. Yes the blown insulation...blower machine is just a van probably size of a transit....its self contained and portable, all runs from the van. The insulation is delivered separately and for me it was a massive pile of bags. They feed the bags into a chute and it pumps the insulation up through holes they cut at various points in the vapour barrier they then tape the holes when finished.

My roof is 0.10 with the 400mm insulation although a completely different structure......beware the 25mm service cavity batten if you are going to put in downlights, mine was not deep enough caused chaos we had to double batten to increase the space which meant I lost a few cm of ceiling height, it was too late to do anything about it.
  19. My house is very quiet and well soundproofed, we hear no external noise.....I do have very good triple glazed windows.

  21. Can I just say my lighting was professionally designed and then installed by a specialist electrician. There were reams of technical drawings and the installation was inspected by the design company, certified by the installing electrician, passed by his professional competence inspector (our install was used for his annual site inspection check) and signed off by building control. I cannot conceive that all those professionals would have closed their eyes to something that did not meet regulations. My lighting and electrics are one of the few areas on this build that have lived up to expectations of the comptence of so called professional trades.

  25. @Ed Davies think you have understood set up properly thats what is is. Closer pic...plus pic of conventional installation for non automated install in bedrooms which I think may be more the type if thing @JSHarris is mentioning.
