Nearly a year on and I have lots of cracks, mostly at the corner beading but some along the ceiling. Going to be @ b*****r to get them all invisibly mended.

My SAP calcs were done (by architects) on a completely different house, didn't become apparent until EPC time.

I have a man coming in a few weeks to install enthalpy unit and recalibrate air flow as I am using F7 high filtration filters and manual says it needs to be reset for that. I think the air flow is quite high as it is so I would be really interested to see your tables @PeterStarck I certainly don't want any higher and I would like it reduced if possible so if I had something to show him would be good. This is not the original installer who is still saying he is going to come but never fixes a date so after much searching I found a new company, have to wait a month though but its all booked in so fingers crossed. -
I have an open plan living/kitchen/dining space approx 15m long, 6m at its widest and 3 m at its narrowest. I have 2 extracts in the kitchen area and two fresh air inlets in the living area. It was designed by mvhr suppliers that way, works well enough. On the gap under the doors I thought there was some building reg that gave a minimum for the gap, bigger than normal for air circulation, can’t find the relevant reg at mo sorry.

The other half of the L is outside, I think this has be inside....... looks the way its designed. I had six months plus with no leak so fairly sure its that gap where the channel stops short and the silicone has come away. I never noticed it before, I’m sure the channel in my previous one came right to the end. Might call in the showroom and check next time I’m passing. Unfortunately 2nd fix plumbing was not great and some had to be redone but this shower channel stopping short was not something obvious until now. -

Main reason is I would want easy access to filters for changing, not want to have to climb up there every time.. Also much easier for servicing and maintenance to have it in the plant room. -

Architects always want to split big rooms and put steps in too....ours wanted to do that and I said no. Stick to your guns. I am not sure the study accessed via the formal sitting room works for me. Do you need a plant room for all the stuff that you need to house boilers, hw tanks etc even if you are not having mvhr etc (I def would not house that in the loft)....... looks like an airing cupboard on the first floor? For me I would have a boot room/plant room ...maybe off the utility room and relocate the study and I would also bring the kitchen out a bit its tucked away as it is, I would make it a bit more of a focal point. Ask 10 people get 10 different opinions LOL your house and you know how you will live in it. -

yes I thought that about the channel never noticed before. The stetson wearing second fixers againLOL Its a porcelanosa screen same bracket top and bottom had the identical one in previous house 5 years no problems. -

here are pics I think it is coming under the bit where there is no channel....thats how it was fitted its not been changed. Leak only started in January and have been using shower every day for more that 6 months, I thought I had been too vigourous with the cleaning.....I can see from close up pics I still have more work to do on (clear) silicone removal....the joys of varifocals! Not sure £80 lot had properly cleaned and dried area as their stuff lifted easily with my fingernail in places. -

scrubbed it off with kichen cleaner and rinsed clean then dried it off now looking for my extension lead to get the hairdryer in there per @Nickfromwales previous suggestion -

Hello all - update on this issue. I tried the no gun silicones and I was hopeless I got it everywhere and it still leaked. Found a local tradesperson to come and redo (cost of £80) they came they did, it leaked, they came back did again, leaked again, ditto for 3rd time. I have spent hours trying to scrape off all the many layers of silicone that have now built up so I can get it back to bare bones and start again. I have been using WD40 to soften it before scraping, its taken hours over last 2 days but I am on the home stretch now. Question is do I try again myself and risk making a big mess again and have to go through the cleaning off process again, get the £80 lot back for a 4th time or try and find someone new to come and start from the cleaned area. How something so small can cause such major headaches is a lesson. -

@Nickfromwales for the numpty guide...... much needed guidance and @newhome for asking ....I was wondering the very same. @Construction Channel I have a gadget for silicone lurking somewhere... supposed to help make nice even line, had it years, never used it. Must have bought it in a mad moment when the shoe shop was shut ???will find it and put it to work thank you for the tip. -

Interesting on the same Amazon page they have clear threshold strips for wetrooms....maybe I should get some of those to fill in the gaps under my window level thresholds that are still 10mm off the ground and accumulating all sorts of rubbish underneath whilst we are waiting for a solution. I am being serious...... -

@jamiehamy thank you that looks just the job...I'm not clear on the heating bit but will see when it comes. EDIT just got the heating comment...yes good idea thank you My problem with the gun (s) (have bought 3 different ones) is that I have arthritis in my hands and I just cant make them - hands or guns - work. -
Can anyone point me at silicone that comes with some sort of integral gun? Is there such a thing? I need to replace the clear silicone in the bottom corner of my glass shower screen the water is coming underneath and spreading across the floor. Think my cleaning has been too vigorous. I bought a gun but I can't use it, my hands are too bad and finding a local handyman is like looking for a hen with teeth. Have googled but can't find what I need so any pointers gratefully received.
