  1. Just doing the last 11 meter section so I know what the costings have been
  2. You won't be able to re-use the bricks as the mortar joints looks strong and not a lime mix. Demolition, new footings with rebar and clay boarding, engineering bricks, face bricks, sand, cement, creasing tiles, labour, skip hire, plant hire. = £1000 / per metre
  3. The sight plan on my original post shows where the tree canopy / root spread is on site. Where the digger is located, that is the position of the garage footprint and the spindly pine behind the digger has now gone as it was dead at the crown. All a bit of over kill for the footings from an over zealous tree officer.
  4. Tree survey stipulates we have to have a pile foundation with fully suspended slab. Footprint is 6.5m x 8m. and the garage construction is timber with timber cladding under slate roof.

Thank you for the input by @Mr Punter and @saveasteading Council have now informed us that we only need to put in a small section of piling for the garage foundation's and not the full footprint. Don't need to do the drop curb, drive or parking area. Bit of a result for a change. Have another go for a house in a couple of year's, hopefully the restrictions would have been lifted by then.
  6. Putting this plot on the back-burner due to English Nature enforcing a blanket ban on new developments in the area. When it's lifted will try to get a house on the plot instead of the garage / store
  7. We've had planning granted for a drop kerb, new driveway and garage with store. The approval will expire in April if we don't start work on it. Question. How much of the work do we need to do to keep the planning live for life
  8. Self building creates resilience, and self builders have a lot more than most. We're used to getting on with it after hitting yet another brick wall.

  10. Not all bit's of land on a plan / plot are registered with Land Registry. Some area's with main services below can be registered to utility companies.

If you know what make, colour and how many bricks you need for the build, plus outbuildings and landscaping ie. 12000 it puts you in a strong negotiation position to get the price nailed down low even from your local builder's merchant's. The building game is suffering already due to the economy, and even more now due to the current rain and the onset of winter. I bought a few thousand handmade bricks from a builder's merchant's last week and they almost gave them away, and they are a nice quality brick and a stock item should I need more.

  13. You won't find a plot in Buckinghamshire for 30-40 k that you stand a chance of getting planning permission on. For that sort of money you will be lucky to get a pony paddock with a loose box on it. The cheapest I would expect to find a plot for with outline permission on would be north of £140.000, and for that money the location ( main road frontage) and / or the size and design ( two bed ) may not be good. Any plot with good potential will have been snapped up by a builder before it even goes on the open market, it pays to stay sweet with your local rural area estate agents!!!! I think the land sales you have been looking at are for amenity land, where unscrupulous sellers carve up a pasture field next to a canal and sell them off as plots. ( That will be at the end of my lane then ) where there is no chance of mooring a boat, getting mains services or erecting any form of structure.
  14. Normally bedded down on mortar. Just make sure it has a slight fall towards the trap, as power and drench showers can produce large amounts of water fast. Hope your trap size is big enough to take the volume, as lots of modern trays only have a small upstand.
  15. Good luck trying to find a plot in Bucks at a reasonable cost. Join the queue behind small developers and investment companies. Best option is probably to buy an existing house and demolish it.
  16. You still need a dumper. Once you've dug the muck out with the backhoe, what are you going to do with it. Backhoe loaders are OK if you've got a big plot and you're not trying to put footings or services in close to the boundaries. Make sure it goes through all the gears nice and smooth as you don't want to be doing the crown and pinion gear, speaking from experience!
  17. Purchased a trailer, digger, dumper, two cement mixers, heras fencing and site gates as soon as we got the plot. Diggers are great providing you know how to use them, plus good to have available when you get a dry spell which you can't guarantee when you hire one in.
  18. The building regulations have changed regarding log burners. You really need to get a stove / chimney expert in there now for some advice before you go any further.
  19. You have to admire the land owner for taking all the risk with the money invested in the land. By getting the surveys, planning all in place he can now maximise the return on his investment. He could have been sat on this for years trying to get a return, and he probably was, knowing how slow planning departments can be.
  20. I had a look at the tutorial and the one shown is made from heavier gauge material. You need a substantial hub, spindle and bearing as used on a bicycle etc, but need a way of securing it to the wall so it stays solid.
  21. Option 2 As the original was rendered!!!! get some angle and render stop beads. Then ( depending who does the job) the corners and bay angles will look sharp.... plus there is a little bit of wiggle room to make it line up and look symmetrical with crisp rendering.
  22. That is not a native hedge. Instant hedging do mature native hedging, that is in meter lengths and any height you need, depending on how deep your pocket is. or Erect heras fencing between your hedge and existing fence and put a day-glo blue wrap on it and see what they say then.
