Meta-advice please, in good time for 4th December
Temp replied to DamonHD's topic in Introduce Yourself
Just for info this is what I was referring to. https://www.kingston.gov.uk/news/article/1033/cambridge_road_estate_residents_back_neighbourhood_regeneration_plans "On a turnout of 86%, 73% of eligible residents have backed plans to regenerate the estate" -
Huh? This isn't about people coming to the UK from outside the EU. Its about British people being unfairly treated compared to EU nationals. . If you are worried about immigration to the UK from outside the EU you probably shouldn't have voted fot Brexit. As I understand Brexit is and will make it easier to come to the UK from outside the EU. https://www.bbc.co.uk/news/uk-politics-52752656 "UK migration: Net migration from outside EU hits 'highest level' https://migrationobservatory.ox.ac.uk/resources/briefings/work-visas-and-migrant-workers-in-the-uk/ "For the first time since 2006, the majority of people moving to the UK for work are from non-EU countries, accounting for 56% of all work migration in 2019."

More Brexit madness... If you are an EU national and live and work in the UK your spouse and any children you have will still be allowed to join you in the UK after Brexit. No need to meet any particular immigration rules. I've no problem with that. However if you are British and married to an EU national you won't be allowed to return to the UK after Brexit. Well you can return but you spouse and children will have to meet the strict immigration rules including those relating to jobs and salary. So we are discriminating against British nationals.

Unfortunately Google says they consulted residents earlier in the year and they voted for the regeneration. -

Regarding the valuation. Surveys say (and my own experience) is that buyers don't value PV even at the original 44p rate. However there are companies that will buy your FIT. They won't if they know about the impending compulsory purchase but they might make an offer you can use to argue the value should be higher. -
Partial removal of party hedge and erection of 6ft fence
Temp replied to Melissa's topic in Introduce Yourself
The middle of the hedge or one side of it? According to the Guide to the Party Wall Act.. In general they are entitled to cut back a hedge to the boundary so it matters where the boundary is in relation to the hedge. Is it one side, the middle or the other side. If they cut it back further than the boundary they are potentially in the wrong. I don't believe they need planning permission for the fence as long as it is <2m above unaltered ground. It looks like your side is the unaltered side and they dug down on their side to build the house. -
If not too late.. http://www.screwpilebasesystems.co.uk/2-uncategorised?start=12 "As the screwpile does not require any earth removed during installation the need of a party wall act can be eliminated, as you are not undermining your neighbour’s foundation."

If he has already sold the downstairs flat go knock on the door and ask if they had a survey done and was a lintel mentioned?
-
Is it worth asking Building control if they have a record of work being done on the ground floor flat. It doesnt look as if there has been any movement.

Some sources suggest that slow wifi devices will slow down the access point for other users. If that's true avoid wireless cams at the range limit.
-
Signal strength really does affect bit rates. Download the keuwlsoft wifi analyser free from Play store and check signal strength. Anywhere above about -75dbm works well for us. I'm currently getting -60dbm upstairs through a concrete floor and about 40mbit. See what it says in remote rooms.

If you have a wired network i would install wired WiF AP. Ive just purchased two second hand Draytek 902 for £30 each off ebay to replace old AP800s that were failing. If the neighbours are miles away the best three channels to use are 1,6&11 as these don't overlap. If they are close use a wifi scanner to see what's in use as there might not be enough spectrum for more wifi AP. PS I'm getting 38 to 44 Mbit over wifi to fast.com

Really not looking good for Kingspan.. https://www.insidehousing.co.uk/home/home/kingspan-threatened-legal-action-against-nhbc-for-raising-concerns-over-non-compliant-insulation-68732 Selected extracts.. "Insulation manufacturer Kingspan threatened the country’s largest building control body with an injunction after it discovered issues with its flagship product and vowed to warn others about its faults, the Grenfell Tower Inquiry heard today." "The NHBC sought clarification from Kingspan on the product after discovering conflicting marketing material on the product relating to its suitability for use on buildings taller than 18m." "After waiting for months for confirmation of the product’s suitability, the NHBC said it would have to start warning projects on which K15 had been used that it was non-compliant. In response Kingspan instructed its lawyers to send a letter on 13 February 2015 to the NHBC saying it would seek a legal injunction under the Defamation Act 2013." --- Eventually on 1 May 2009 Kingspan K15 wrongly received certification for use on buildings taller than 18m from the Local Authority Building Control (LABC), which said it “could be considered a material of limited combustibility”. Ms Grange said: “Kingspan knew, didn’t it, all along that K15 was not a material of limited combustibility; on the contrary, it was a combustible insulation, wasn’t it?” Mr Meredith replied: “Yeah, definitely,” adding that the document was “very misleading”. --- Transcriptions from his meetings also said: “We were outed by a consultant who we then had to fabricate a story to that the product still said what it did [on] the tin… we were stretching the truth here and what we are going into [was] an area… where we cannot support the performance of the product.”

How effective is Cascamite glue?
Temp replied to epsilonGreedy's topic in General Self Build & DIY Discussion
The tie itself will probably have a 12(?) nails each end at most so no need for more than that between ply and wall plate. I'd use D4 or Titebond perhaps. -
Does the tennant normally have a wardrobe in that corner? Sometimes that can cause the wall to be colder due to stagnant air and condensation forms.

+1 Goes to your planning officer or the planning department if you dont have an assigned officer.

I googled the Elson Coral E and found this which looks suspiciously like a recal notice. Perhaps worth asking them if its a free upgrade? Or finding out if its been done already? https://www.heatraesadia.com/elson/coral-e-maintenance-and-upgrade -

+1 to what @ProDave and @TonyTare saying. As a check you can temporarily connect an incandescent bulb/pendant light in parallel with the LED if you have one. If that stops the flashing then add a class x capacitor in parallel. Any value from 0.047uF to 0.47uF usually works. Put a note about the capacitor in the CU. -
