@Nickfromwales will know more much about the non domestic RHI scheme than me but I imagine timing the installation and getting the right equipment installed may be key to the convert. For a domestic installation you need to apply within 12 months of the system being commissioned. Not sure if there is a time limit for non domestic. So potentially you'd need to get PP for a domestic property, installation of eligible equipment, VAT reclaim, PP application for conversion to business use (presumably), and then RHI non domestic application . -

What you do after the reclaim is completely is down to you of course but ensure that your PP doesn't mention anything business related as there have been cases of refusals from HMRC on that basis. You might get away with it but due to the well into 5 figure amounts that the reclaim is generally worth it's best not to risk it IMO. Unless you are totally turnkey so the VAT reclaim would be negligible. Have a read of this thread as it provides a bit of context. -

Be careful not to badge your build as commercial in case this leads to a refusal of the VAT reclaim. -

Thanks. Someone has to be the token numpty, may as well be me It's the stuff the twat handyman put in. It's going black and peeling off in the corner of the shower tray (thank Christ I only got him to do one bathroom). Guess that means I should scrape it out? I don't know if he scraped out what was there before mind ... Bet he used stuff from the pound shop! -

I looked on YouTube. Looks like quite a thing to hold and aim straight. Don't think it's the thing for arthritic hands TBH unless you have great biceps ? -

Confused.com now. Is it the 'back of the net' link (looks like this has a nozzle rather than the Amazon one in a tube)? Is a nozzle likely to be easier to use than a tube of stuff? -

You can’t claim for a garage if it’s not on the PP anyway, although if you were claiming for stuff bought for the normal build how would they know? You’d have to leave specific garage related bits off I guess.

Thanks @jamiehamy, gun ease of use noted. I have a few things to tackle and probably would have bought a cheapo gun TBH. @lizzie I had a handyman in to do a bathroom here. OMG he was useless! Could have made a better job myself. -
You’re probably right. Probably only a solution for people with absolutely no other option or who don’t need a lottery win ?.

Depends if the garage can be built using PD. Then no planning application needed.

You can get a turntable for vehicles but imagine those would cost more than a sprinkler system and there is evidence to suggest that they’re not VAT reclaimable as not ‘ordinarily incorporated into a dwelling’.

Lol, my thoughts exactly but I thought it might be bad of me to suggest it ?. Guess it depends if the response is available for public view and whether any neighbour is likely to dob you in.

Hi Everyone - retrofit (wet) UFH advice required

Might be a shot in the dark but can you get hold of the building control drawings for the house to ascertain what insulation was used etc? Knowing the commercial house builders it’s likely to just meet building regs at the time so a lot less insulation than is needed today so you may well take a hit on efficiency. -
Ask him to revisit and quote for insulating the floor and ask for options for UFH / no UFH etc., and ask what insulation he intends to put in. Say that it’s to explore what cash you will need to secure for the job to be done. Did he give you a quote for this before? As @Onoff says you need to do a test hole initially to see what’s down there.

I quite like the curved wall but I wonder how fiddly it is to construct. Does the downstairs WC meet building regs? Do you really need 5 bedrooms? -
Not mortgage related per se but HMRC seem to be getting a bit tougher in terms of CGT. Hasn't hit a self builder yet as far as we know but have a read of this to ensure that you understand the potential implications, although if you intend on staying in the house for many years it may not be an issue. The person referenced in the link sold the house 2 years to the day after moving in.

Our groundworker / landscaper worked like this. He came and made constant suggestions about how things could be made better. He hit us with some unexpected costs for these extras that were way out of proportion to the initial quote and often for things that weren't creating any further work for him. I soon learned to say no more often when the suggestions were really minor points of detail, or if we did want the variation we learned to get an agreed price for it. Should have realised from the start TBH but he was our first tradesman so it was a bit of a learning curve.
