  1. I think you would struggle to persuade a VAT registered trader that the work should be zero rated 5 years down the line. You might get away with it for a few months but not years I imagine. Trades are governed by VAT Notice 708 and in terms of completion it says the following (see below). Worth a punt I guess but don't be surprised if you get told no. A halfway house could be to buy the materials before you submit the VAT claim and reclaim the VAT on them. 5 years is a long time to store materials however. My planning for example states that the drive should be tarmac. I haven't fully completed the drive yet but I'm not expecting to be able to get the work zero rated when I do. 3.3.2 When is construction ‘complete’? ‘Completion’ takes place at a given moment in time. That point in time is determined by weighing up the relevant factors of the project, such as: when a Certificate of Completion is issued the accordance to approved plans and specifications the scope of the planning consent and variations to it whether the building is habitable or fit for purpose Once construction is ‘complete’, any further supplies of construction services (other than those mentioned at 3.3.6) are no longer ‘in the course of construction’ and are thus ineligible for the zero rate.

  3. New connections to a new house should be zero rated (see section 2.1). Surely yours counts as a new connection if it’s a new property.   5. If they are like mine (Lizzie’s are newer I know) I can only turn them down to the frost setting. Mine is set to 10. To get them ‘off’ quickly I just have to put them on the frost setting.
  6. There are 3 in a pack with these. The ones you pointed me at were 99p each but were from China so took an age to come. There are probably UK based ones that are a bit cheaper. The thermometer isn’t bad. It’s not that far off the little stat temp as long as it’s not a pipe or something it doesn’t read well. As long as you use it as a guide it’s fine. I tend to put it fairly near to the surface I’m reading. It doesn’t work that well from miles away.

  8. The invoicing is always an annoying faff but as well to do it as you go while you still remember the details that put it off. Sounds like you are going great guns now! The caravan life will soon be over ?

I would have agreed with you a few months ago but I find them great now that I know how they work TBH especially with the central controller that does every room (Lizzie has her app for that but that wasn't available 8 years ago when we bought the controls). They do take a bit of getting used to for sure though.
  10. So that room where the stat shows 25 degrees, is that what it thinks the temperature is currently or what you have set it to? There's no flame so presumably that room is not calling for heat? When you say you have a mix or air and floor sensors is that on the same stat? My floor probe is only in the bathroom, all the others work from the air temp. I bought one of these as advised on here.   13. We tried to track down the hubby's C&G quals (he qualified back in the day) but C&G wanted a search fee IIRC and there was no guarantee that they could find it. Then we read of people who had paid the non refundable fee and got nothing from them other than a 'we can't locate it' reply so we didn't bother. It was only to do the 1st and 2nd fix wiring here anyway and in the end we just had to get someone in to do the EIC. Do you have any mates from back then who still have their certificates? If they can give you a copy it might be easier for C&G to track yours down.
  14. Even just the country helps as there are very different regs / processes up here in Scotland for example and it prevents people from giving you the wrong advice.

You could possibly leave the main bedroom as it is and divide the new extension up as you intended and use the new bit off the main bedroom to provide a decent ensuite and dressing room. Can you put a window in the side wall? The smaller bedroom is more problematic as it would be a very narrow room so maybe consider putting the bedroom in the new bit and use the existing bedroom as a playroom for the boys. As you say you can’t really just extend the room sizes as both would become far too long and narrow. I don’t really understand what you mean about garden access from the drive so can you post a plot photo please. I assume you can’t just put the conservatory on the back of the sitting / dining room as the garage would prevent access to the garden?

  24. I understand your frustration @lizzie and I was powerless to sort it out too. I just threw good money after bad until Nick and Peter came up and sorted it. Maybe you could take some photos and start a new thread on your system. That's kind of how my thread started. There were several things I was asked to check out before the conclusion was that it needed to be fixed with tools. Even if that's the case knowledgeable people on here will tell you what each of the bits are and what they are supposed to do. You'll likely get none of that information from someone who comes out or it will be said in a rush and you'll forget. One of the issues with mine was that the manifolds didn't have a separate pump on them so there was not enough force to get the hot water round the pipes when the system called for heat (I think!). That wasn't the only thing wrong with it by any means but it was a big factor. Mine is all labelled up now to within an inch of its life (I think @PeterW has an OCD issue actually ) but at least there is no doubt as to what everything does when someone comes to look at it, but please God don't let it go wrong just yet as I can't face trying to get a local plumber out to try to fix it ...
