It depends. Where I lived before I moved up here it was a new development and the developer didn't give a stuff once all houses were sold as you say. OTOH an estate up the road where a colleague bought a house (same developer) formed a residents' association where they would write to people who didn't follow the rules and make a fuss with the developer. If we followed all the rules we were not allowed to have commercial vehicles on the drive, a shed in the garden, a conservatory, change the garage door, paint the front door, put a up any fencing in the front of the house etc etc. We were only allowed to do pretty much anything with the permission of the developer.

He is querying what you wrote as in ... I assume the H stands for high? As in 3cm high splashback (which is a PVC trim). -
If it make you feel better go and have a read through my thread. That one makes your system seem like a walk in the park. I don't think there was a single thing right with it!!

One of mine was upside down. @Nickfromwales said that was huge no-no for pumps to be upside down ... Not sure if yours is that sort of 'no-no upside down' pump tho

See the post from @Ferdinand. It depends on height, proximity to the boundary etc. Plus most new builds are locked down by the developer and you need to ask permission for almost anything. Your conveyancing should provide details of that.

Lizzie hasn’t confirmed whether switching it off at the CU switches the ‘immersion’ off yet so you may still be right. The real loony thing however is that someone can install complex heating and MVHR systems and walk away without doing a handover, providing any notes or labelling anything, and then appear to be reticent in returning to address anything. The least they could do is provide some phone support surely.

If @lizzie switches the ‘immersion controller’ on and then switches the immersion off at the CU if it goes off doesn’t that confirm that it’s for the immersion? Lizzie, do you have a quote detailing what the system was supposed to provide?

Same here! Like you only a basic understanding but at least I understand enough to know how to operate it and what most of the parts are. I was completely clueless before. Mind you it appears that most of the plumbers I had here were clueless too ?

Don't they have some shitty power to apply to make it a compulsory Wayleave if it suits them though if you tell them to get shot of it? I think the more reasoned approach may be better for the time being. At least they can't then say that @vivienz was unwilling to negotiate if it doesn't resolve.

TBH it's rare that a boss doesn't know the type of people they have in their team so I doubt that this will come as a surprise to her. It just begs the question of whether the boss knew that this individual would act in this way and endorsed it, or even encouraged it. When I pick someone to go into bat at work I pick the person who I feel can handle the situation to create the right outcome. I very much doubt that this individual has acted out of character here thus leading me to believe that the company fully endorsed his approach even if they later claim that they didn't. Their mistake was to misjudge @vivienz.

Says that mirrors qualify as ‘articles ordinarily incorporated in a building’ in section 13.8.1 of VAT Notice 708 so I don’t see why not. -
+1. We set up a blog (pre this forum) about our build. Got bored during second fix and other things happened so I stopped updating it. A few years down the line it’s very useful to me still. Wish I had put more effort into writing more detail and taking more photos as they would be helpful to me now.

Having moved into a new build in the past we found that we were able to get the guys on site to do extra stuff like fencing and laying a patio. We went up there just before we moved in and spoke to some of the guys on the site. They used a digger to sort the patio out. Maybe the guys on your site would do the same? It definitely wasn’t arranged through the developer but we subbed their subs, and they came one weekend and did it. You might not get the whole extension done that way but even the prep for the foundations would be a help.

God knows why the plumber told you the other switch was the immersion! I have a similar switch on my heating system and the heating doesn’t work if it’s switched off. On the up side your heating has been off all summer when you really didn’t want it on (albeit you thought it was your immersion) and you now know a lot more about your heating system. Suggest you get the label machine out while it’s still all fresh in your mind!

My immersion switch has a light on it. Not sure if that’s usual?

Did the plumber arrange the electrician or was it the one that put the “dog rough” (@Onoff‘s words) socket right behind the plumbing under your sink? Sounds like it’s going to be a “his fault, not mine” affair but the plumber should have checked it all. Assume it wasn’t the under the sinkgate plumber who did the UFH?
