Explain your a new build as it will make a difference. We are approved and only work in commercial and industrial we don’t do domestic as too many times the electrician is called in after plastering or we are told can we do it without making a mess. Luckily we’re based in Trafford Park Manchester so can still pick and choose our jobs. Depending on your area an approved contractor who also says domestic next to the search results is your ideal contact. if the annexe is virtually self contained ie own kitchen, washing, lounge etc then think of it more like a small house on its own phase. If you only have one meter the solar can reduce the metered units for everyone as they are all set for net metering. also worth considering a time of use meter e.g. economy 7 not sure about the wait time for these meter installs (3 phase economy 7) our was more complex and took a long time, due to lack of competent installers at EDF.

Our house has lpg boiler for hot water and some radiators and electric storage heaters having two forms of heating is a penalty for the EPC but not much we can do about it, we’re off the gas grid in a listed property and the didn’t want us digging up too much. we’re an E but because we are so bad and off gas grid and low income (they discount savings) we might be getting a grant for some upgrades better storage heaters and solar hopefully.

I have recently noticed the hedgehogs are waking up can you put a camera up too check who the culprit is? Hedgehog poop is smaller and dogs don’t bother with it as much. if you have recently cut your grass that’s easier for them to walk/crawl on. We a field which we cut paths in for us that the hogs also use the foxes keep off the paths. hope some one comes a long soon with a solution as foxes are not nice to have that close to home.

Thanks, So I better stop telling the other half its all in his head the feeling of being in constant high humidity because most of the time we probably are, I told him once that bit of the barometer was most likely broken as it didn't change much, he can't see the dial now without his glasses and the novelty has worn off. -

I got both Kingspan and recticel to do a risk analysis for me on my architects hybrid roof. He wanted 80mm above and 120mm between rafters which I thought was the wrong way round so got it checked. It turned out Kingspan said it’s just about ok but recticel said no and they said the other way round is best or all above and gave me a few options they both did the analysis for free but recticel product is often cheaper for no obvious reason other than it’s not the brand name of choice for architects as far as I can see. my decision in the end is all above, less risk. they both ask for your postcode and give you graphs and data back, our data is collected from a point further inland than my home. im not sure how future proof the calculations are though, especially for me quite near the coast with mist that can linger in the shoulder months, I can have 24hrs of mist/fog. I have noticed the changes over the last 8 years in all seasons, I gave BCO my results from recticel and they were happy with my decision, to change to warm roof rather than hybrid. -
Where is your water meter in relation to your stop cock? If they are not adjacent you could turn your stop cock off and make sure your water meter numbers are not still going round. This will just check for leaks between the two. If you turn it back and keep all taps off check again the numbers are not moving this will check within your house, make sure no toilets are filling up etc.

Yes mines Bosch and I think a few others have the same on here, next year I’m going to treat my self to new blade. I have 4 Daleks but only 3 lids, 3 black and one is green, anything that might regrow goes in the green or down the field. Council ran a free Dalek scheme once, then a while later some people offered free locally when the novelty wore off.

A local supplier might be Brookridge timber or vastern timber. I have quite a few samples from a few different suppliers weathering to see how they change. have you decided on if you like knots? Poplar is nice if you want less knots but I find it a bit too plane it lacks the character of knots and grain. Have you looked at thermowood or micronised wood. The wood is heat dried (not the charred look) so harder and less changeable we like the Ash. -

The difference in cost is not a lot at the moment but when each has a percentage annual increase the difference will get larger, have Vodafone already increased the price this year or is your quote on the old price? we stream on two devices tv and laptop simultaneously with no problems one is wired one on Wi-Fi and daughter never complains. We can stream tv and she can be on zoom etc no problems. Our average speed is 55 -70 Mbps. if you went with the higher cost now although it’s only for two years would you really downgrade after 2 years or just think again it’s only a little more and can I be bothered changing. Why not try the lower one now. Rounding up the current cost difference is about £100 if somebody offered you a free meal, good food, great drink, whatever you wanted up to £100 or you can increase your broadband speed (but probably won’t notice the increase) what would you choose? 🍷🍽️🍺

We had do have a PRA the guy came and we met him on the drive and he started to walk towards one of our barns, we stopped and said it’s not that one it’s this one. He took one look at it and said oh they won’t like that too hot in summer with all that tin roof and too cold in winter with wood sides and lots of missing bits. Unfortunately it still cost us a bit for the report that he continued to complete and he found evidence of a wren and a robin nesting. So we were imposed a time span out of bird nesting season when it can be demolished. We have a very large barn covered in ivy that lots of birds nest in. During the baby bird season it gets quite loud. Also the male wren makes multiple nests for the female to choose from so who knows if it was ever lived in, he didn’t climb up or look around much.

It’s the amount of open window, free air as a percentage of the floor area. and the same as a percentage of the glazed area. all should be automatically completed To understand how it changes, try adding a false window that opens fully ie a huge sliding door. have you looked at the Part O technical guidance should still be on the good homes alliance website or the future build I had a link in my other threads somewhere. has your architect discussed Part O with you or have they just left it for somebody else to dynamically model? I got quite annoyed at mine for getting through planning without considering part O. we have parted company now as he did quite a few things wrong. -

EDF website now says the end date for the RTS signal is delayed again till end of March 2025 good job as they still haven’t been in touch about a smart meter for me. -

As a business expense a proforma is not a VAT invoice we issue a full VAT invoice once the proforma is paid, all for the same amount. can’t imagine a proforma being accepted for build VAT reclaim. -
There was an article on this in the Build It magazine they recently went back to their ICF house in Gravern Hill and like mentioned had to cover some bits up and then spray. from memory it was more like tripods set up in the middle of various rooms, pressure the house then release the spray and it’s so fine it’s sucked to the air holes. I’m doing ICF but seems a bit much for that as we should be good although could be good for other builds but possibly quite expensive for a very leaky house.

Sorry I was wrong, as others have said First its the local council see below copied from my planning permission letter, this is before the build, Registering addresses for new properties prior to commencement You must apply officially to register the name of any new street or the address of any new property through Cornwall Council’s Street Naming and Numbering process. You are required to submit an application form, plan and appropriate fee all details of which can be found on our website at http://www.cornwall.gov.uk/streetnaming. Developers are advised to contact Street Naming and Numbering at the earliest opportunity for street naming as the process involves consultation with the local Parish, Town or City Council and can take several months to complete. Then its the post office to get on the maps for the post code. I paid the council £85 before the build as per instructions so the VAT receipts and deliveries went to the build plot. The council do tell various others such as voting register and council tax, TV licence but in Cornwall they don't tell post office and that's what you need for the maps especially the blue light services. You do not need to tell land registry though which is what your BC said. There are thousands of unregistered properties in the UK they often do not get registered until they are first sold. It appears the fee for the council varies a lot so maybe some councils tell the post office.

Postcode Finder: Report an incorrect or missing address I think if you search the above term, it’s on the Royal Mail website. still waking up but I remember the needing a post box requirement which we have, but nothing else.

Post office for address, this let’s the emergency services etc know you exist land registry can be anytime e.g. when you sell or decide to split land

Hi @AppleDown I have had a quick look at your spreadsheet. I am Apple device so it opens in numbers this should not effect the following information though. In the Window and Door data input, columns P and Q measured width and sash you have mixed up the measurements probably m and mm so you have an extremely small window. In the calculations table you should see some figures in the daytime equivalent area once you have change to mm Changing this on my spreadsheet by some random numbers seems to fix the problem. Good luck
