  1. I have over 10 apple trees that are pruned yearly and I shred the prunings then compost in a darlec and use the following year in the garden. weeds are composted separately thrown in a corner of a field out of sight not to be used in the garden.
  2. A local supplier might be Brookridge timber or vastern timber. I have quite a few samples from a few different suppliers weathering to see how they change. have you decided on if you like knots? Poplar is nice if you want less knots but I find it a bit too plane it lacks the character of knots and grain. Have you looked at thermowood or micronised wood. The wood is heat dried (not the charred look) so harder and less changeable we like the Ash.
  3. Are any rooms less damp than others or some specific areas more damp.

The difference in cost is not a lot at the moment but when each has a percentage annual increase the difference will get larger, have Vodafone already increased the price this year or is your quote on the old price? we stream on two devices tv and laptop simultaneously with no problems one is wired one on Wi-Fi and daughter never complains. We can stream tv and she can be on zoom etc no problems. Our average speed is 55 -70 Mbps. if you went with the higher cost now although it’s only for two years would you really downgrade after 2 years or just think again it’s only a little more and can I be bothered changing. Why not try the lower one now. Rounding up the current cost difference is about £100 if somebody offered you a free meal, good food, great drink, whatever you wanted up to £100 or you can increase your broadband speed (but probably won’t notice the increase) what would you choose? 🍷🍽️🍺
  5. We had do have a PRA the guy came and we met him on the drive and he started to walk towards one of our barns, we stopped and said it’s not that one it’s this one. He took one look at it and said oh they won’t like that too hot in summer with all that tin roof and too cold in winter with wood sides and lots of missing bits. Unfortunately it still cost us a bit for the report that he continued to complete and he found evidence of a wren and a robin nesting. So we were imposed a time span out of bird nesting season when it can be demolished. We have a very large barn covered in ivy that lots of birds nest in. During the baby bird season it gets quite loud. Also the male wren makes multiple nests for the female to choose from so who knows if it was ever lived in, he didn’t climb up or look around much.

It’s the amount of open window, free air as a percentage of the floor area. and the same as a percentage of the glazed area. all should be automatically completed To understand how it changes, try adding a false window that opens fully ie a huge sliding door. have you looked at the Part O technical guidance should still be on the good homes alliance website or the future build I had a link in my other threads somewhere. has your architect discussed Part O with you or have they just left it for somebody else to dynamically model?   7. EDF website now says the end date for the RTS signal is delayed again till end of March 2025 good job as they still haven’t been in touch about a smart meter for me.
  8. As a business expense a proforma is not a VAT invoice we issue a full VAT invoice once the proforma is paid, all for the same amount. can’t imagine a proforma being accepted for build VAT reclaim.

There was an article on this in the Build It magazine they recently went back to their ICF house in Gravern Hill and like mentioned had to cover some bits up and then spray. from memory it was more like tripods set up in the middle of various rooms, pressure the house then release the spray and it’s so fine it’s sucked to the air holes. I’m doing ICF but seems a bit much for that as we should be good although could be good for other builds but possibly quite expensive for a very leaky house.

Sorry I was wrong, as others have said First its the local council see below copied from my planning permission letter, this is before the build, Registering addresses for new properties prior to commencement You must apply officially to register the name of any new street or the address of any new property through Cornwall Council’s Street Naming and Numbering process. You are required to submit an application form, plan and appropriate fee all details of which can be found on our website at http://www.cornwall.gov.uk/streetnaming. Developers are advised to contact Street Naming and Numbering at the earliest opportunity for street naming as the process involves consultation with the local Parish, Town or City Council and can take several months to complete. Then its the post office to get on the maps for the post code. I paid the council £85 before the build as per instructions so the VAT receipts and deliveries went to the build plot. The council do tell various others such as voting register and council tax, TV licence but in Cornwall they don't tell post office and that's what you need for the maps especially the blue light services. You do not need to tell land registry though which is what your BC said. There are thousands of unregistered properties in the UK they often do not get registered until they are first sold. It appears the fee for the council varies a lot so maybe some councils tell the post office.

  14. Hi @AppleDown I have had a quick look at your spreadsheet. I am Apple device so it opens in numbers this should not effect the following information though. In the Window and Door data input, columns P and Q measured width and sash you have mixed up the measurements probably m and mm so you have an extremely small window. In the calculations table you should see some figures in the daytime equivalent area once you have change to mm Changing this on my spreadsheet by some random numbers seems to fix the problem.   16. Very sad news about your brother. Your build progress is still ahead of ours though, our old barn is down and next is digging out the foundations hopefully not much, floor and part of a wall around the old haylage area. We plan to stop this year after new foundations so you will remain ahead of us. Glad your BC is not pushing on a deadline for the conversion make sure you take a little rest.
  17. I can only answer about the VAT claim that’s all online now and you have 6 months to claim and they are a lot quicker at getting the money out to you. congratulation’s moving in soon then.
  18. Aaah not my usual bedtime reading. I find any documents that are from legislation.gov particularly hard to read, be that planning, tax or benefits. although I’m sure if I did start to read them I would fall asleep quicker. 😂

Sorry, You can’t build a bungalow then build upwards. the bungalow has to already have been built Was constructed between 1 July 1948 and 28 October 2018 I think this rule came in a few years ago, I was thinking at the time my mum had just moved to retirement flats middle floor, (ground floor below and one a floor above) but they could decide to build extra floors as it’s on a good location.
  20. All my Deco are Wi-Fi as in the image no cables from Living room onwards (listed building) in the Snug we can watch streaming programs with no problems. It’s a long stone built barn, living room kitchen and bedroom on same floor with snug under bedroom. There is also a bedroom above kitchen that picks up the Wi-Fi ok and two under kitchen that also pick up Wi-Fi ok. the workshop is at least 20m from living room. The back yard is new we put it up today temporarily outside to find best location it’s about 25m from Living room it couldn’t decide at first which to connect to living room or workshop but it settled on workshop. The back yard gave a good 25m coverage in nearly 360deg. We will put it back up once we have less wind and give it permanent power it also takes Poe. Only comment it that it’s also white like the other deco so stands out a bit, looks very weatherproof though, no aerials for birds to mess with. the numbers on the image represent how many devices connected and you can find out what they are and assign people to device and priority or set parental controls. The app is very good. Hope this helps
  21. I can recommend the TP link Deco Wi-Fi mesh system someone else on the forum also uses it. I have a long barn all stone walls and the signal is great. Just bought another unit for outside to get the Wi-Fi stronger at an outbuilding. I think you have an ICF build you may find some of those walls are thick like my stone and a good Wi-Fi signal is needed and to get it outside by a patio for example. good app as well
  22. I think MF is metal framing, I will eventually build my wood studs, foundations start April hopefully. The floor build up from concrete will be 200mm insulation, UFH and 55mm screed. Do I need a DPC below the wood? I have seen the studs built from the concrete before UFH and also after the screed so it’s insulated below which is best?

I like my premium bonds we are both are maxed out with a little tied up in ISA. every month we open the PB app together to see what we have won its a great feeling even if it’s nothing you get to look forward to the next month. you could invest in a car, I have a nice Jensen FF for sale with a bespoke build by husband, but would tie your funds up for a few years.
  25. Or a piece of glass. I would also think what you put in the cupboards. steam can also enter the front gap and will soak through cardboard packets.
