Fences aren't boundaries they are features that may or may not be the boundary, Land Registery works on the basis of General Boundaries. From this Link When Land Registry shows a general boundary on a title plan then it is telling you that somewhere nearby there is an exact legal boundary at an unknown distance from and not necessarily parallel with the general boundary. So if you go to look at a property and there is a fence near the general boundary then the fence is normally taken to be the boundary. Other options are agreed or determined boundaries, have a read through that site, loads and loads of information on it -
I'd do what you are planning to do but say nothing to them, doing that will only remind them about this. My understanding is that if they plan to take any action they have to let you know, they you can start negotiating with them. If you do as PeterW says those bare root trees should be nice and green by the time anything else happens

I'd fit a towel rail, even if just to have a place to hang them. i looked long to get a wider than normal towel rail and got the smallest element I could get, then have it just slightly above the snowflake symbol. Find it just keeps the rail slightly above air temperature which dries the towel and doesn't seem to heat the room at all - but our bathroom has a sloping roof from 3m to 3.5m so it might be warmer up there.

You we want to build a screen like the photo to cover the back (the side with the battens) of some panel fencing and concrete posts. We have some larch left over from the build and plan to cut it down from 145 and 95 to approx 45mm. But I'm trying to decide how to attach it to the existing fence. The panels are approx 30mm back from the front of the concrete posts and my initial thought was to fix 50mm square battens at 600 centres and nail the larch onto them. The panels sit on concrete gravel boards and are well clear of the soil by at least 150mm. But doing this means the panels are holding all the weight, and although they aren't the big shed rubbish panel than is still a lot of extra weight. Altrnative is to screw a batten onto the concrete posts and let them take the weight with a couple of thicker battens on the fence to make sure they don't sag. There will be some 'making good' needed on the fence to get the batten perfectly straight and vertical as fence was replacing a holly hedge and the roots gave us some problems, though that maybe avoiding the concrete posts might make that stage easier Any thoughts?

Still not sure why my plumber fitted the pump on the buffer..... maybe he didn't realise a NC value can take a few mins to open on the return side to complete the circuit to the buffer? -

I got mine custom back from Alltite Metal Roofing Systems, they had to form and bend it esp as we needed an up stand under the render to ensure water didn't get to the soleplate. It was 0.9mm Aluminium black coated -

Nick surely another way is to have a normally closed ( NC ) valve on the return of the manifold. I can have my manifold pump on all the time, this circulates the water in the loops when the NC valve is closed. NC valve is connected to the thermostat so when it calls for heat, the NC valve opens and thus completing the circuit to the buffer allowing the manifold pump to pull water from it (allegedly). -

Not trying to be pedentic here but its not the MVHR evening out the temperature, airflow rate too low to do this, its the fact there is a well insulated passive slab. there is 30mm of EPS in the passive slab so the heat can't go down, it can go up out of the slab, but air is a good insulator, so it's going to flow through the slab from hot areas to cool areas as concrete is a better conductor (worse insulator), over a while this will mean the slab is all the same temperature. That is what evens the temperature out. And that should say 300mm of EPS -

I only had 3 pumps: boiler to buffer buffer to manifold in manifold due to fact plumber said he wasn't getting "pull" from the buffer by the manifold pump. I wonder was he not used to sure low temperatures so thought it wasn't working @Nickfromwales was convinced that the buffer to manifold pump wasn't needed, and actually made things more complicated as we had to fit a bypass for when the buffer pump was running but the NC valve on the manifold return hadn't opened yet as this can take several minutes to open once it gets a signal. But Nick is yer man for this one -

Might be someone from the Ordinance survey coming to update their mapping. I wasn't around when he can to our site but my wife said he talked about being from the OS and having to do it for the Land Registry or something like that -

Seems to be a recurring thing with UFH circuits and MBC labelling them I'm only on one floor and run the 6 circuits off one thermostat in the open plan living. I have described it here if you haven't seen it. Seems to work well, even with a mix of tiles and carpet. -

I had this same sort of problem and we used a metal trim to cover the EPS on the first proposal - got it made up especially and wasn't to ££, will add a picture when I get home. We have more of an issue that you through as our finished wall was vitually flush with the edge of the EPS, but it looks nicer that just a black DPC which looks like you are proposing. People have also wondered about furry animals burrowing into the EPS that is above ground, not sure how mush of a risk that really is though. The second proposal with the doors, be worried water will get down, yes pavers slope away but what about driven ran or water running down the door? -

You could plant the hedge now, can't see why you have to wait until the footpath is finished, get some good soil in there and get them planted. But some of that orange waist high roll fencing at the edge of your garden bed to make the edge of the property and keep the hedge save whilst it grows. Also if you are looking for bare root plants you need to get you skates on as they normally ship them whilst plants are dormant. You can get plants up to 6ft for not a huge amount.

Just to remember, this is the enforcement guys, not the planners, they are different department. I'd keep it verbal, then nothing is written down and potentially accessible but the public, like the play on the heras fence, works as long as you have a gate as well to secure the site. But seeing that the big boys get away with over 2m ply fencing paint blue or whatever other colour they want I can't see why you shouldn't be allowed something more pretty. But be careful you don't paint yourself into a corner with them expecting you to take it down at the end of the build.

Pyracantha We had a pyracantha hedge (also known as Fire Thorn) across the middle of the garden when we bought the house, it separated the grass area from an allotment area. Was about 10ft high 3ft wide and EVIL. I cut it every year, and in the 12 months it would grow shots 3ft long, as think as your thumb and covered in 2 inch long spikes. I had to wear about 5 layers with hats and gloves and even then it looked like I had lost a fight with a bunch of cats. but have to say it would be the best intruder proof hedge ever

Could be it does like where you live Dave. i planted some as potted plants and it shot up about 2 foot in the first year. A big factor has to be what you plant, whips have virtually no roots so will take a year or two to get going, bare roots are better but still need to repair the root network, the best is potted. I also found bare roots to be the most annoying to plant and in the end I dug a trench and back filled it.

I bought a load of these then found they wouldn't fit on my manifolds, I think they are in the shed somewhere. I'll look them out and if I find them I'll post them to you for free, rather they get used than go in bin

Christ I'm from Antrim town and don't understand half of that first sentence!! Shows that in Norn Iron you can travel 10 miles and not have a clue what people are saying (think specially of the countryside round Ballymena - need that internal translation program in the brain to clean things up several time to understand what they are saying)- 76 replies
