FYI here is a 2015 image of [very] rough sawn untreated Scottish larch in 3 generations: gable end erected in 2005 logstore erected in 2008 patio pergola erected in 2015 The timber has blended into a uniform pattern. It has lasted well, and none has required replacing after more than ten years. If I were repeating that particular approach of using local larch, I would probably choose a finer cut, rather than using my late neighbour's sawmill, since the very rough surface tends to hold the rain, with a presumed impact on endurance. My view in 2005 was that the cladding had a life expectancy of 20+ years, and I have no reason to doubt that today.

  4. It looks to me as though the area you have got for your Jack and Jill - 1.5m x 3.7m , should be perfectly adequate for two ensuite shower rooms, one for each bedroom. If you nicked an extra bit of width and made them 1.8 x 1.8 each, you might even have space for 2 bathrooms. Personally I'd go for 800m x 1.7 shower trays back to back in the middle so that it would feel really spacious though a smallish room - ie make each bed about 2900 not 3000 wide, then you would roughly 1.7m x 900mm for a loo (corner loo?), vanity and whb in each one with a sliding door at the end. That's not particularly tight, you just need to take care where you place the gubbins. Giving a house several ensuites really affects the feel of the place. Why not turn the main bathroom above in to an ensuite for Bed 3, or give Bed 3 a small ensuite shower room and make it a study? Ferdinand

  5. And, buy the best face mask you can. I tried 3M disposal ones (5 for £10) and it was not great, I tried the one that looks like you are removing asbestos for £15 (disposable one and you can't change filters) and it was superb

  6. Nice site, looks quite private too. You're probably not looking for any suggestions but have you considered making the dinning/kitchen open plan? Or even just a double door between the two? Also if it were me, I'd change the W.C. to a closet or a walk in wardrobe for bedroom 1 and just have the one main bathroom on the 1st floor. I'm just not a fan of the Jack and Jill bathrooms like you have in your plans (but maybe I'm just odd).

  9. Quick fix: Take every shelf out, turn them over and put them back. They will now bow upwards, and it will be some time before they come flat, let alone start to sag again. And when they do, repeat. Okay i'll get my coat.

  11. Not to rub salt into the wound just an opposite experience. Fitting a roof 2 months ago. All the rear mono trusses were about 1" out of square between ceiling chord and vertical piece. Spoke to and emailed manufacturer at 12pm. They said they will replace, I said fine but it can't hold the job up. Literally 7am next morning new monos were delivered! all depends on supplier I suppose. As has been said we all make mistakes it's how we sort them that counts.
