September 21, 20224 yr I'm preparing the VAT claim paperwork and I've just completed my 'build cost' spread sheet. It looks like our build cost is just shy of £1,245 per m2. Not sure if that good or not? This is probably of no use now, as building materials purchase prices continue to spiral. Still to landscape the exterior and complete a large balcony, probably another £10k tops. PS. I've not had the place valued, so have no idea of the houses final market value. For us its our forever home.
September 21, 20224 yr That pretty good. We are about £1500 m2, plus ground work and landscaping. Which was a huge cost and puts out the total at about £2300 m2 all in, with a couple of invoices to come in

That seems pretty good to me. I'm looking at the VAT just now although we don't have a lot as most was done by central contractor. We are at about £1,800m2 for everything, including fees, groundwork and landscaping but not the cost of the plot.
September 21, 20224 yr Very good prices indeed, we are at about £2200 but a large bungalow/high spec.
September 21, 20224 yr Ha, never worked this out before but at a rough estimate ours worked out about £1,550 psm for a 240 sq m build including large workshop, landscaping but not plot! 👍 Edited September 21, 20224 yr by joe90
September 21, 20224 yr Author Including all professional fees, landscaping and balcony, the total is £1,310 per m2. Its probably worth saying, I've done the majority of the work myself, including pouring all the foundations. The only areas I've used contractors was, the supply and erection of the timber frame, fixing the 21 tonnes of natural slates on the roof, supplying and installing the triple glazed windows, the electrics and the floor tiling. oh, and the odd bit of internal feature brickwork.
September 21, 20224 yr Author As to getting the place valued having finished it, I am interested to know if it was all worth it, how did you all go about this? Just ring a local Estate Agent for a valuation?

As as aside, the EA's office had nothing under £280k for sale and only about 14 properties for sale! They admitted, things have slowed to a snails pace due to the current economic uncertainties.

However, even if you have not “made a profit “ you will have built what you want which would not be available on the open market. That’s the way I view my build, bespoke, warm, cheap to run (and my big workshop 👍).

Interesting to find it was as simple as that. I have resisted making any contact with an EA to value ours, simply because I couldn't come up with a decent enough excuse, should they have asked why? Did you have any resistance from them or did you imply you were looking to sell etc?
September 21, 20224 yr Author The local EA manages a rent property for me, so are doing it to keep me a happy customer. Their web site does say they provide Free, no obligation valuations! If your interested in the value, maybe just ask a local EA.

September 21, 20224 yr We just received our rates valuation today. It's not pretty, moving from 700sqft to 3k+ gross...
September 25, 20224 yr Author The valuation is here. Wow, it was worth all the hard work. He says he's been conservative in his valuation and on a good day it could be worth a lot more, particularly as the Stamp Duty move is in our favour

September 26, 20224 yr That's a great £/m2 figure. We are coming to an end and will be just over £2000/m2 including professional fees and driveway/patios done. If we took the labour out it would come in at around £1550/m2. I've only done the decorating and project managing myself.
