  5. Interestingly the VAT holiday also applies to BTLs and Second Homes (it seems). Which makes sense if the aim is to encourage the overall market. The Daily Telegraph is having a minor "tax breaks for landlords" flap about it. Though she may be wrong. Will still be charged 3% more than everybody else however .. due to the 3% Osborne surcharge, which applies from £40 purchase price upwards iirc. F

  8. To me those look good except perhaps for the Stamp Duty, which will help relatively wealthy people.Should have capped it at 250k-300k. It is good that they are all short term, as it will force rapid spend. The Green Package for housing is good and I assume is targeted at renovation. It is good that there is a decent contribution from the owner, and that it is relatively limited at 5k for most people. I hope there is something to drive higher EPC grades from this.

  10. TBF my estimate is probably over, as this will probably exclude social housing. I think the 100k jobs will right-ish for once, as it is due to be spent within a year - and that is 20k each. For anyone doung it, the low hanging fruit imo will be boilers, double glazing and insulation. EWI will not be helped by this, and under floor may be too complex. I hope there are some sort of EPC improvement requirements linked to it. I would see it as a return to the ECO scheme, but government supported this time, and no buggeration with complicated finances.
  11. Where is that 10% from? There are something like 25,000,000 houses in England (leaving out approx 10-20% for flats etc).
  12. Reminds me of the time I was nearly up a hill near Salisbury because that's where the telephone was put to follow the new road. Then they realigned the new road. At one time I was at ATC, and someone put something through the data link wire. Cheap to repair, but the consequences run to 10s of millions very quickly.

  15. In this case you the OP could propose for example a window to permit venilation but prevent full opening by a stop, which would meet the overlooking condition. Suspect one may get away with a disengageable stop so that it could also be an escape window, provided that the stop could not be practically disengaged to allow overlooking.

Wrapping up, I guess for me the important point is that it is your one forever house, and there is no plan b, so you need to take sufficient time and learn enough that you get it right first time. And that you are confident enough as the client to make the final decisions where you need to do so. A key skill for a client is to have gained enough knowledge of your own requirement to be able to decide when you need to overrule your architect - you will be the ones living in it. F
  17. 'Tects tend to harrumph about that one. it will cost about a sqm, and is essentially following public building guidance rather than private house.
  18. My tip in that is yes - stairs, but shallower stairs than regs allow - say at 35 degrees not 42 degrees. Takes slightly more space, but worh its weight in chocolate. That probably gave my mum an extra 5-7 years of comfortable walking upstairs.
  19. There are some good examples of plans and briefs for architects on the forum. This thread has some of the latter. Try also some of the project blogs, but you will need to read back. Either way, you need to work for your supper on this one ... try also visiting karger show homes for different approaches and ideas.
  20. It can fluctuate. Back at Christmas I lost 2 stone from just under 15. 80% of it is now back :-). 1.77m tall.

  25. OK. My general comments are that it looks good to me - plumbing all close together in the plan for cost control etc, and 1 - Make sure that the hairdressing room is suitable to have a chair for a chaperone (safeguarding) should children be served. 2 - Alternative use for that room would probably be a utility, so just think about how you would do it with a washing machine, drying machine and drying area / pulley etc. 3 - You will want an accessible services closet in the middle somewhere.
