  1. Also - you’re going to need quite a bit of steel to support the first floor walls at the back of the house and very few of the GF walls line up with the FF walls. You might want to simplify the structural steelwork and try and get more walls on the GF and the FF to line up. Will more than likely be cheaper to build.

  4. A very good point but I think this should be given “as read” - I certainly do. The information posted on this forum is - largely - personal opinion and should not replace relevant professional advice. For my own part I only offer to help with preliminary design proposals and anything that I post is my personal opinion. Anything beyond that is beyond what I am prepared to do on a public forum. I hope to continue to offer design advice to any OP who is “struggling” to design their home or who is just looking to get a second - personal - opinion on what their designer has prepared for them.   7. You’ll find that many brick layers in NI will use check reveals if only by 15-25mm. Many tend to use check reveals so that they can close the cavity with calcium silicate board before the windows are fitted.
  8. @AliGThe alternative plans don’t really tie up with the elevations and were done in isolation and were prepared for the OP to show what could be achieved if some of the internal layout was changed. I’ve added comments to your text above. The idea is to create a symmetrical front elevation and then to take those design elements and apply them to the rest of the dwelling. I am restricted in what I can do - due to the foundations being in but my hands aren’t totally tied - there are ways and means of building various options and existing foundations can always be used or ignored. PS - this is stylised to reflect what the OP has asked for. Feel free to post your own solution - I would genuinely like to see your proposal.

  10. Let me know if I can help in any way. The main roof is pitching the “wrong way”. Three storey means you’ll need a protected staircase - difficult (but not impossible) to achieve with trusses. Very small office in an out of the way location. I’d move it if you intend to spend a lot of time in it. A bit of “wasted space in the kitchen/dining and living room. Consider a single volume rather than multiple off-shoots. More economical. Why three-storey? Why not a single or two-storey dwelling?
  11. The door and the patio can be level. The DPC in the external leaf to each side of the door needs to be 150mm above the FGL. If this cannot be achieved - where the DPC in the external leaf is not 150mm above FGL install an ACO drain.
  12. Seems a bit contradictory having a keyhole in a fire door.
  13. The rational is quite simple: All walls need a DPC. The finished ground level needs to be 150mm below the DPC in the external wall. If your builder hasn’t stepped up the DPC in the outer leaf at the door so that it is 150mm above FGL put an ACO drain in across the width of the patio.
