  1. Unfortunately spot lights and skimmed, cant tell the colour? any other way?
  2. What i mean is, is there a way to check a ceiling has plasterboard that is fire rated? i understand usually before skimmed its seen as pink, but is there a way to check years later. If the board is standard or fire rated?

  4. Good Afternoon guys, We are looking to purchase a plot (west yorkshire area), around the halifax/hudds region. What would be the best way to figure the best price to pay for the plot? I have come across the 30% of value of property (once completed) Other ways I have attempted to calculate is using approx £2000sqm (is this even realistic?) for a mid-higher end detached house? Using all methods and if bearing in mind time for build and the headache Methods used Value of end build e.g £800,000 Cost of 250sqm detached = £2000 x 250 = £500,000 If factoring in a 20% profit margin = =800,000 * 0.2 = £160.000 Cost of land must then be? = 800-500-160 = £140,000 ? Is this correct? Am i missing something here? What are current sqm build costs in this region (if anyone knows) Thank you for your assistance in advance.
  5. Good Afternoon all, is it true, i have heard it is best to remove / cut down trees before submitting planning permission? trees are not TPO Also besides the local council tpo website check, is there anywhere else I need to look to confirm the trees are not TPO? many thanks

Hi i was wondering if you knew anything about building in an urban greenspace (plot already has a listed building farmhouse and recent attached annexe) is there a way i can find out if planning for a detached building would be possible (all other issues ie tpo, land measure etc arent an issue) im concerned about the urban greenspace being a problem?

  9. Hi guys New to the forum, love the content and advice so far. New to self build. I was hoping somebody could help advise. I am in process of potentially buying a plot, however planning approval was given March 2019, with a 3 year expiry. There were some pre-commencement conditions, some of which were discharged March 2022 (within the 3 year period) I understand if a start was made ie excavation, foundations, demolition this would mean planning will not have expired. however, would the discharge of some pre-commencement conditions constitute an enactment of planning?
