  1. You’ll have a massive cold bridge there I’m afraid. Are your joists laid to a fall?

  3. I am not sure if this will work - the levels and falls would need to be fully worked out. You’d need to start from the bottom of the window cill and work out your levels from there. The gutter insulation could be reduced to the absolute minimum - I suspect 150mm could probably get your U-value but this would need to be checked.
  4. Can you fall the flat roof towards the wall with the problem window dropping down into a gutter running along that wall formed by reducing the flat roof insulation thickness in the gutter.
  5. Wherever the CA is located it has been established to conserve and protect the historic heritage of an area. UPVC does not belong in a CA or a Victorian dwelling.
  6. Build a brick wall just inside your boundary.
  7. You will probably need PP to replace windows in a CA and probably won’t get consent to put in PVC. In any case either get your existing windows refurbished including proper draught-proofing or put in new timber windows. And to answer your question - there are other ways to achieve Background Ventilation other than trickle vents.

  10. A couple of points: Where does it say in the Regulations that you cannot put a fridge in a hall? How did the BCO get from cupboard to fridge?

  12. Only and only if you install it flush with the inside face of the wall so that the parapet doesn’t create a step otherwise 1100mm from the top of the parapet.

  14. SE will trump a BCO every time. If an SE told me that it was ok in turf I’d give it a big tick.

  19. Check this out. Had an application recently where the applicant wanted to rip out previously approved work. Ended up being a structural alteration for which the applicant needed to submit an application to BC. A bit petty but BC insisted an application - and fee - was submitted.

  23. What on earth is your foundation supporting? 4 rows of mesh…..😳😳😳 Whoever specified the mesh should be able to tell you exactly where it should be located.
