Agreed! the company supplying my timber frame seems to think it IS worth something. I have asked what the situation is regarding guarantees on the frame, and they have said that faults later are more than likely down to foundations and therefore it would be advisable to take the insurance out. The problem is (unless I am reading the terms wrong) ...int h first 2 years and REAL faults will be diverted back to the supplying tradesman/company anyway ....and they will not pay out. They also advised that SHOULD we decide to sell in less than 10 years (which i don't think we will) the new buyers would not be able to get a mortgage without the warranty. So it raises another 2 questions for me 1, doesn't the completion certificate and sign off from the BCO count as technically a "warranty of sorts" or at least an assurance? 2. If we want to sell, can we retrospectively get the warranty? ...bearing in mind we have the BCO sign offs which come from the same company anyway LABC?- 26 replies

Thanks J Although after speaking to LABC, it seems that regardless I will have to pay THEM £2800 inc VAT (Warranty) and the BCO (Which it seems is ALSO LABC) £700 not forgetting the £180 to the council, to submit the form. After reading their and others cover documents, I am of an opinion that the chance of making (or should i say successfully making) a claim is as likely as Melania Trump shopping at LIDL. Most things you would think are included are either a) Excluded completely b) Gated behind your ability to source the guarantee from the actual tradesmen in fact most appear to do NOTHING for the first 2 years anyway .. ..I think i will stare hard at my £2800 for a while longer Definitely a case of READ THE SMALL PRINT ..and by god is there a lot of it!- 26 replies

I see...very tempting ...although the wife is a "worrier" and I doubt I can convince her going back to LABC....In essence the SAME person could be inspecting for Insurance and also as the BCO for the councils ratification?- 26 replies

Hi, i just received my Quote from LABC ...seems to be around £2.5k (for insurance) Although i then asked them ..did this include a BCO element ...and they said "no, I would have to do this via the local council" The local council charge about £850 for the Building Reg application and for the subsequent inspections DO bot those figures seem normal ? what does seem strange is the council documents refer to (and have the logo of) LABC ??- 26 replies

No problems Ferdy! I think you guys do a 24 Carat job here .. In fact with all the building related traffic you get I am surprised you have not succumbed to some SUBTLE banner advertising ? ...nothing garish, but i reckon it would pay for the hosting and all the other bits ...and still have some left over for the bubbly at the Forum Management Group HQ party! ..you got to have bubbly at the shareholders- 26 replies

To be honest Herb that is VERY useful for me, i shan't outright plagiarise it ...but I will use it to make the structure for my own ....thanks a LOT. although if it is at all possible, i would like to see the attachments (minus any confidentiality stuff) ...I am doing my own drawings for drainage and internal plumbing etc (using CAD, but I am very new and slow)..so a guide as to what they expect would be a definite steer for me ! you can pm them to me I read that you (like others) have an INDEPENDANT BCO. Is there an advantage? ...Isn't that what I am paying the council £800 for? (well soon to pay anyway) Thanks again- 26 replies

Very useful Mikal especially to remind first timers what comes where ...although ours is Potton/Timberframe ..a lot still applies ! Fro me now I am faced with filling out the dreaded Building Regulations Document ...its so confusing ...They refer to Building Reg and building control and Some other "faster" document Also from what i can see ...you don't HAVE to wait for the Building regulations to be "approved" ..I mean are they approved? As from what i can read as soon as you send them in you seem to be able to start ..that cant be right can it ? I have a lot of the documents that SEEM to be required from the ones i put in for Planning Permission (which was granted) And I am waiting for Potton to finish their BIT OF IT ...6 weeks after you pay deposit. I am presuming the Groundworks company have to submit something as well? As I am technically (due to finances) the project manager ...I guess I will be doing the services diagram and sending them in samples of outside and border materials I take it it is only THEN (once i have collated all the above) I actually fill in (and pay the £800!) for the Building Regs and then ....

Well, I am a little surprised ...I hope ours doesnt take that long as we need somewhere to live I was taking advice from Potton etc and seem to be under the impression that from breaking ground to move in could be as little as 6-9 months ...its nothing fancy mind. That being said. When SHOULD i take out the insurance? When do i CANCEL the insurance (at what stage) Are we talking Building Site Insurance and Liabilty etc or are we talking the insurance to get your 10 year warranty hmmm or do both companies do the same ..I think i need to keep reading LOL

thanks LB I did speak to Anglian water yesterday to identify which manhole cover and its depth i needed. Was advised its best for me to lift it and survey stick it as old data could be wrong ... I also discussed picking up parents sewer too and was told no problem as it will all go into a single 110 pipe ....seems a bit slim .but apparently its common practice. from your pic it looks like from their outlet to the path (30ft) this would be classed as a laterlal drain? which sounds good ...but does it have ramifications for us

thanks Ferdy. I was worried myself. Apparently one way around it is an "easement" or lay-something or other wrote into the title deeds of our parents house i will get more info, at the time it was an informal chat to a solicitor, as any more words would have started the "cash extraction machine" they use LOL

LOL Well it can't be worse than getting hold of Vodafone technical support. It was the WORST I have ever encountered. I mean try getting out of contract... ..its like leaving Mafia (i imagine) <puts 2 brussel sprouts in mouth and speaks hoarse and quiet> " you know too many secrets ...you can never leave ...alive"

Ouch! ..I have made a note. regarding Telecoms ...are they happy with a 2in Pipe running in the trench ? ..for them to feed through? I dont suppose they are too over-regulated .... ..But i could be wrong !

I see Ian, well I have emailed Anglian Water to find out what height my soil pipe will need to be to access the drain outside on the road. Once I have this and I can use my other levels to work out a depth for the pipe as it "passes" the neighbours house. Wall to wall lit is about 3.5 metres ...maybe 4

As we are ALMOST up to the foundation stage and are waiting for the building regs to be finished ...I suppose its time to think of a warranty I HAVE done some reading , seen various costs, heard some good and some horror stories LOL We are building a 3 bed timber framed Potton house footprint of 12m x 12m (it does have a large single level sunroom ..which makes it SOUND bigger! Bearing in mind it is Timber, and a Potton (who seem to always mention the SAME warranty company) Should i look elsewhere? Are prices fairly assimilated across the industry? Are some better than others for service As always your advice is appreciated PS . If you have had any adverse time with a company, and you would rather NOT post it, you can always PM me. As I know sometimes its hsrd to talk about openly ..especially if its ongoing

no Peter, I think they went on mains before they moved in, there is about 3 properties left out of 10 that are still "on the pits" looking at the image above ...if we keep the pipes close to our property then we may just get away with it. I will have to get the dumpy out again and REALLY be accurate, Also in the trench as you know i will have Leccy, Gas and "Telecoms"? I..although less deep... I was wondering a few things (as usual) Would it be possible to just "bury some plastic pipes" and then later the services could run theirs through them ? ...or else i will have an open trench sat for ages I am surmising

Will it make a difference if I am already REPLACING an existing trench/pipe as my parents have a drain to the cesspit running down this path already and technically this will only be "diverted the other way" oh... and of course our new one will be added

yes, they were both built at exactly the same time and sold by the landowner ...so i suppose thats a start the ground around here is what i would call "stony soil" if you go down through the first 6 inches of topsoil its all very dense grey/brown and stony stuff ...very dry and good for drainage though ! ...but trust me shovelling into it is a nighmare as it bounces of a stone every 15 seconds

i did mention this to the slab installer, as his firm also digs service trenches too and he seemed to think it would be just within tolerance ...there is over 4 metres between the 2 houses and a block wall smack in the middle ? what do you think

Well i can be easily confused.....but this one gets emptied 2-3 times a year, from what I am told well there is only 2 people living there (until we moved in!) fropm what I can see there is 3 manholes along the legnth for rodding and inspection and at the end is a massive square tank (with 2 manhole covers) when i say massive i can guess from looking around in there that its a chamber of say 8-10 feet by i suppose almost the same again .....but its deep too ...when i had to rod at the base the hole full of "paper and shiP ".....it was an inlet about 3 foot under water and the water level itself was a good 5 foot from the top so I am guessing it to be possible 8 x 8 x 8 and was installed in the 70's to be hone t i suppose the water MAY drain away somewhere ....but nobody here seems to know if and how as it was already here when they moved in the 80's and besides the odd blockage every few years ....has been OK, apart from the smell at the bottom of the garden which in summer isnt exactly roses !
